QUOTE(Looi90 @ Jul 12 2016, 12:42 AM) located at a strategic but non favourable location due to its surroundings, seems middle of everything but just not nearest to everything yeah, location wise is good but the downside is it surrounding environment.but given that its price is considerable low and vicinity to TRX n MRTs, guess in 5 years time many things could change. that's why is good that it take longer time to complete This post has been edited by leagan: Jul 12 2016, 07:18 AM |

VW Sungei Besi site to make way for RM1b project
QUOTE When asked if Binastra Land had considered Sungei Besi due to the Bandar Malaysia project, Ooi says, “In a way, yes. Because of the Bandar Malaysia project replacing the air force base, there is no longer a height restriction (on buildings) in the area. Recently, approvals have been given for (the building of) 35 to 40-storey buildings.” Last year's news but I guess this explain what was limit the development around Chan Sow Lin/ Maluri area, and now the air force base gone, the plot ratio can be higher so more profitable for the developers to invest in this area. QUOTE(CORBUSIER @ Jul 22 2016, 09:23 PM) It seems right now therebis no height limit to this area..goood news to the developer... I predict after the Signature Tower of TRX is up in 2019, might see more active construction in this areaBut how do u think the time frame required for this area? 10?20? or 30yrs?? At the moment most of this areas are under industrial/ factory...to move out all of them can be within 5 yrs?? Personally not confident to our gov... |

QUOTE(CORBUSIER @ Aug 16 2016, 11:02 PM) u seems very confident to this area.. I ever owned a property in good location but is surrounded by many old shoplot, and yet I still managed to gain some from it.just wonder so many old building around here and all are owned by diff owner.. not easy for new developer to buy over to redevelop.. upcoming new projects will be more on scatter area..end up mix with the existing old context.. not really a ideal place If u expect good location with decent condo surrounding it, it won't sell in suburban's price anymore. For own stay I prefer good location with good access of public transport, than decent enviroment but far from CDB. |

QUOTE(bf1119 @ Aug 17 2016, 01:37 PM) Why dont go for sky suites at cbd and 1kpsf only. this 900psf is buying the price for 5 years later. sky suites 1kpsf is the price for now.Novum good access, surrounding good, walkable to lrt, 800psf only. And many i think better than this....not expensive also.. Novum shall not be considered as KL city isn't it. |

QUOTE(CORBUSIER @ Aug 17 2016, 01:35 PM) By the way, I only buy the property that if I think I 'might' stay there one day.1. how you define suburban price vs urban price..?any benchmarking? 2. the current situation happened in KL town is many locals have move out from the city area. They prefer to stay at 'suburban' area like mk, damansara, pj, subang, puchong and even until setia alam, cyberjaya and dengkil. Thats why city area was flooded with Bangladesh and tourists. 3. In term of good location also very subjective. Only works if you are working at IKEA 2 or KLCC area then u can ride on public transport if convenient. If to choose among 600-700pft in Subang SgBesi or >1kpsf in MK PJ, I'd rather pay 900psf to stay at the starting point of Jln Tuk Razak. Who knows 5 years later the TRX is more happening than KLCC? |

QUOTE(bf1119 @ Aug 18 2016, 12:03 AM) Yeah, also a choice. But I prefer the concept of this with big pocket gardens at every few floors, prefer to have KL skylight view from 50 storeys. Furthermore Lavire might not have KL view as it has been blocked by Sunway Velocity Condo/Office and the One Cochrane. |

QUOTE Ibraco to launch maiden project in KL KUCHING: An established Sarawak property developer Ibraco Bhd is set to launch its maiden mixed retail, commercial and residential project in a prime location in Kuala Lumpur in the next three months. The project, will comprise some 510 units of service apartments, a commercial podium housing retail and office spaces on a piece of vacant land which fronts Jalan Tun Razak and Jalan Loke Yew. It will be Ibraco’s first property development outside Sarawak as it goes national. Ibraco managing director Chew Chiaw Han said the project, with a gross development value (GDV) of RM450mil, would be developed in a single phase. “All the necessary development approvals for the project have been obtained. Pending approval of advertisement and sales permit, we expect to launch the project by end of the year,” he told StarBiz. He said the proposed apartments would be offered from not more than RM900 per sq ft. Currently the project is open for preview of potential buyers. “Due to the project’s location and competitive pricing of the units, we are confident of the sales. Moreover, the number of units are manageable, and currently we have a handful of Ibraco’s loyal purchasers who have registered for the proposed new property,” according to Chew. He said Ibraco had been on the lookout for more developments in Peninsular Malaysia, and was considering joint venture with landowner(s). On Ibraco’s flagship development – Tabuan Tranquility – here, Chew said the entire project with GDV of RM1.06bil would comprise of 1,510 commercial and residential units and an education block covering some 70ha in total. To-date, 1,132 units have been launched, with 93% sold. Next month, Ibraco is expected to hand over another 112 units of three-storey shop offices under Tabuan Tranquility commercial development. These units were sold for between RM1.08mil and RM2.2mil. Chew said the next phase development would comprise 80 units of three-storey shophouses, four units of four-storey shophouses, one educational block,a food court as well as 14-storey of SOHO with retails. This phase development has a GDV of RM242mil. The entire Tabuan Tranquility is slated for completion in 2019. On Ibraco’s Bintulu Town Square development, he said phase II project was expected to commence next month with the launch of 13-storey SOHO with commercial retails. The proposed units are priced from RM284,500. Other planned components of Phase II are a hypermarket to be operated by an anchor tenant, service apartments, a hotel, shop offices and an office block which would be implemented over the next five years. Under Phase I development, Ibraco has completed and handed over 75 units of three-storey shop offices. Under construction now are 48 units of lock-up shop, of which 96% have been sold, due for completion in February next year. |

QUOTE(firee818 @ Jun 1 2017, 04:55 PM) Hi, This is the exact location of the MRT2 Chan Sow Lin station and Continew, 450m away.Anyone has any maps which show the route of MRT2: Sg Buloh-Putrajaya. I'm wandering whether the route of MRT2 just locates underneath the Jalan Tun Razak, where Continew just sit beside it. Anyone can provide insight about this? Thank you. ![]() |
