Actually although it is not right next to everything but is reachable by foot to MRT stations and TRX.

Cochrane MRT1 station/Ikea2 Mytown 600m (7mins walk)
Chan Sow Lin MRT2/LRT interchange 650m (8mins walk)
TRX 1km (13mins walk)
Bandar Malaysia / KL-SG HSR Terminal 4km (1 station by MRT2)
Bukit Bintang is 2km (2 stations by MRT1)
Warisan Merdeka 4km (3 stations by MRT1)
KLCC 4km (3 stations by MRT2)

yeah, location wise is good but the downside is it surrounding environment.
but given that its price is considerable low and vicinity to TRX n MRTs, guess in 5 years time many things could change.
that's why is good that it take longer time to complete

Anyway there are a few more property coming up in this area, U/C Sunway Velocity, One Cochrane, Locus, and as I know have another 3 towers of 40-50 floors near Chan Sow Lin

Last year's news but I guess this explain what was limit the development around Chan Sow Lin/ Maluri area, and now the air force base gone, the plot ratio can be higher so more profitable for the developers to invest in this area.

I ever owned a property in good location but is surrounded by many old shoplot, and yet I still managed to gain some from it.
If u expect good location with decent condo surrounding it, it won't sell in suburban's price anymore.
For own stay I prefer good location with good access of public transport, than decent enviroment but far from CDB.

this 900psf is buying the price for 5 years later. sky suites 1kpsf is the price for now.
Novum shall not be considered as KL city isn't it.

3. In term of good location also very subjective. Only works if you are working at IKEA 2 or KLCC area then u can ride on public transport if convenient.

I only buy the property that if I think I 'might' stay there one day.
If to choose among 600-700pft in Subang SgBesi or >1kpsf in MK PJ, I'd rather pay 900psf to stay at the starting point of Jln Tuk Razak.
Who knows 5 years later the TRX is more happening than KLCC? wink.gif

Yeah, also a choice.
But I prefer the concept of this with big pocket gardens at every few floors, prefer to have KL skylight view from 50 storeys.
Furthermore Lavire might not have KL view as it has been blocked by Sunway Velocity Condo/Office and the One Cochrane.

“All the necessary development approvals for the project have been obtained. Pending approval of advertisement and sales permit, we expect to launch the project by end of the year,” he told StarBiz.

He said the proposed apartments would be offered from not more than RM900 per sq ft. Currently the project is open for preview of potential buyers.

“Due to the project’s location and competitive pricing of the units, we are confident of the sales. Moreover, the number of units are manageable, and currently we have a handful of Ibraco’s loyal purchasers who have registered for the proposed new property,” according to Chew.

He said Ibraco had been on the lookout for more developments in Peninsular Malaysia, and was considering joint venture with landowner(s).

On Ibraco’s flagship development – Tabuan Tranquility – here, Chew said the entire project with GDV of RM1.06bil would comprise of 1,510 commercial and residential units and an education block covering some 70ha in total.

To-date, 1,132 units have been launched, with 93% sold.

Next month, Ibraco is expected to hand over another 112 units of three-storey shop offices under Tabuan Tranquility commercial development. These units were sold for between RM1.08mil and RM2.2mil.

Chew said the next phase development would comprise 80 units of three-storey shophouses, four units of four-storey shophouses, one educational block,a food court as well as 14-storey of SOHO with retails. This phase development has a GDV of RM242mil. The entire Tabuan Tranquility is slated for completion in 2019.

On Ibraco’s Bintulu Town Square development, he said phase II project was expected to commence next month with the launch of 13-storey SOHO with commercial retails. The proposed units are priced from RM284,500.

Other planned components of Phase II are a hypermarket to be operated by an anchor tenant, service apartments, a hotel, shop offices and an office block which would be implemented over the next five years.

Under Phase I development, Ibraco has completed and handed over 75 units of three-storey shop offices.

Under construction now are 48 units of lock-up shop, of which 96% have been sold,due for completion in February next year.

Cool! good to know it has access in both direction.
My unit in Tower A, facing KL. very like this floor as it has acces to the hanging garden and sky garden in that floor, and only 4 units at that particular floor.
