Hi,

Anyone has idea on this project?

As a friend of mine is looking for own stay but i've tried to search in this section but cant find any related thread.

Seasons Garden@Wangsa Maju BY SCP Group

850 sqft
RM560k (discount 10%) so nett RM513k
Launched and building
Comes with only 2 aircond and 1 Carpark

Any comment on this project?

Worth for own stay? Or any other better recommendations?

Heard is a quite high dense project, 1500 units, some more there will be more new condos around like irama wangsa, have to think twice about the traffic. Btw is 850 sft enough for you? and also 1 carpark? wangsa maju have a lot of alternative new project now btw.

Seems like the thread got removed, we used to have one thread on that development.

Own stay is OKAY since entry point is low, considering other project costing almost 3 quarter of a million (Irama, Infiniti, Wangsa 9, Riana Green). Not to mention maintenance fee is only 0.18 cents psf.

It is suitable for single professional or young working couples to stay in.

Just checked, it comes free legal fees and disbursement fees as well, on both loan and SPA. Does your SA telling the same? Not to forget about the free 1st year maintenance fees.

I just went to showroom yesterday, they are giving rebated of RM12k + 28k or 38k ( lucky draw ) if you can sign S&P within a month.

the 28k is a discount offsetting my purchase price directly. I can choose to finance the 28k as well and hence i will get extra 28k during VP

I think this rebates are just recently introduced. U know la, nowadays the property sales drop, they need to come out such thing to sell off fast.

Im not sure if early buyer got this. But definitely those recent buyers have this rebates and I saw almost 85% unit sold out.

hence, I can choose to finance 90% or 90% - 40k..

It is sealed inside an envelope bro, then you pick from there.
Not much undertable can do, though i initiated. haha

As I know, if one managed to get the highest lucky draw, the price will be similar with early buyer (mentioned by my agent). You actually save quite a bit on loan interest already. but of cos, you cant get those lower units ady since mostly sold out.

Wow, how long does it take it from the day you placed booking until the day you signed SPA? All can completed within 2 weeks?

When did you do the draw? Booking or SPA?

I signed the SPA within 2 weeks. (Not counting the actual stamping date)

You draw upon booking bro. Was looking aggresively and suddenly this package this location this area. Then I decided my first ever life decision. Haha

With all those rebates etc, seems quite a good deal and can be comparable with the early bird.. Heard some early bird got free extra 1 car park, but tandem style. Did your agent mentioned where your parking is? or how the 2 car parks gonna be? side by side? Seems not much being discussed here about the condo, the old thread might have been deleted...

To me, this project entry cost is lower and suits my need. There are few more out there in same area, but price is at least 20%-30% higher in terms of selling price (instead of the psf).

That was my concern as well, some will say, will other neigbours do that?? For me is okay, morning go work time carry rubbish to car park n throw into dustbin.. not sure bout other residents if they will do it, or simply out from window / throw at lift waiting area.. last time i heard got those tunnel thingy for rubbish, but then now no more this news...

you survey Bennington by skyworld? heard completion next year. but I guess should be more expensive with the facilities provided.

Current market, 430k can get u bigger size at Sentul area.. Wangsa maju maybe older condo (but bigger size) such as PVs cost around 500k+...
I buy this cos near completion, cheaper, and 3 rooms... or you can consider KL Traders Square, freehold...

Only realize that KL Trader Square also same developer. Wow. They go all out massive development 2 big projects at close proximity.

Yeah, both high dense.. if KLTS can complete earlier, I would have chose it...now SG expected to complete 1yr early, thats crazy..

weird, usually low floor start to pay interest earlier.. hence the accumulated interest amount paid is higher, which make sense to compensate for lower house price than higher floor than pay interest later....

I bought it only this year... from other buyers, price now after rebate is very similar to early buyer, maybe higher a bit.. those buy in middle pay higher premium cos dont have that draw (even house price lower a bit)...

i think bennington much pricier than this SG, but maybe lower dense. and better facilities..

FYI, i only noe when I visit bennington, their showroom is full with mosquitoes... agents said that place memang like that... LOL

MOT, check those website got calculator teach u... since MOT was not given upon signing SPA, u can get 75% on legal fee... pay MOT when strata title is ready.. for SG which fall under old strata act, should 1-2 years after VP...

Now high rise very susah uuu, (rent out wait appreciation? lol pls calculated how much total -ve need to bear until uuu, those -ve invested into something else also got returns la) now many sellers opt to sell for breakeven/making some lose because smell leng yeh ad.

KL view nice but it comes with highway noise from the Duke

But then once there are too many that also have KL view in one development its no more a novelty liao..

the development is on steroids - so fast the building went up ..

anyway, new road infrastructure coming up nicely
around the area and jalan ampang jelatek road being widened now ..also underpass at G eastern mall to desa pandan for motorists to avoid the jln tun razak notorious jam - all this should be ready this year.. rclxms.gif rclxms.gif

Presuming i bought one of the high rise units (850square feet), how much could i sell them for upon receiving my keys ?

I am aware that i would be taxed a certain percentage if i decide to flip a unit before 4 or 5 yrs of ownership

According to my experience, the bank valuation and selling price upon VP are as follow:-

1) Bank valuation = Developer's price for left over - 10% to 20%. (not applicable when developer wanted to dispose quick and slash the selling price)
2) Depends on whether there are desperate sellers dumping the price for fast sale. High density projects usually facing this problem, where owners compete to sell at lower price.
3) Depends on how much you want to earn.

The rental market rate won't be as expected, as there could be desperate landlord wanted to get tenants to cover their monthly installment. So, worse scenario would be the rental can only cover 50% of your installment, and you would need to fork out money from own pocket to cover the balance. The profit from flipping doesn't seem much to me. If I were you, I would keep it and sell it at the 6th years. 15%-30% is a huge amount.

My 0.02 cents. Sifus here please correct me if I am wrong.

I can't tell what is the bank valuation, but most of the banks are extremely conservative now.
I am selling the Type D (770 sqft) units from RM554,000 to RM590,000. (depends on which floor)

Anyway, subsale and renting war started. Let the flipping game begins.
Asking price sell around 500k. Rental at 1500.
Can check the property ads website. Still a 100k profits. More or less.

Considering End of last year still able to grab available developer units at 430k (after rebate), only paying less than 1 year progressive interest, and got cash back for renovation (if required).
Good investment for a quick 70k profits depending how you look at it.

Well, for this definitely low risk lelong unit compare to other units lelong in mature project coz I'm sure owner also did nothing yet. New as per developer condition. But 450k subsale market also can get. Better enter at 405k if you die die want to get a unit here. Alliance bank re-auction very fast. Is 2-3 weeks once.

p/s: please check on the final 2.5% disbursement whether the bank already released the payment or not. if not, the new owner need to fork out that money when required to pay up.

Nope. Only got phase 1,2,3,4 and 5 for berverly group project located opposite.

1 = Lexa
2 = ferra
3 = henna

Leasehold expire on Feb 2113.
Elevator normal waiting time. Living environment: Convenient pack with many ppl. Just look at in front main road will do. Cars park left right everywhere. Polis saman also ppl still park.

If you look for quiet peaceful stay then this is not the place for you.
If you want stay seksyen 10 due to convenience, then i would say can take a look at Villa Wangsamas too. Although is old but is freehold. Bigger size unit 1270 sqft can get at the same price like 770 sqft unit at seasons garden. Around 4xxk.

Need to check. 50-50 chances it can still be brand new (completed like 1 year plus ago only) or tenanted as this is a high occupancy rate place.

If you are familiar with wangsa maju. Then you should know this location. An affordable condo. 400k still faily new. No other still new condo around wangsa maju area can get at this pricing. Duke 3 interchange point is located nearby as well.

I know ppl especially malay prefer here compare to Setapak area although Setapak is slightly closer to KL city. Maybe due to the convenience. School near. Banks near. Want get anything also nearby.

Just go and visit this place. You will notice so many cars park outside beside the road. That's the only con. High occupancy rate.

Based on auctioned winning price. Cannot mark up.
But after the process fully settled, you can do "top up" loan up to the MV of 500k and cash back out the money.

When did you buy ?

By the way - on auction are forced sale units. Can’t compare with those bought from developer.

Anyways they built over 1500 units - I’m pretty sure more to enter the auction market soon.

By the way saw one unit for auction at SRI lojing for 405k, 1450 sq ft. Really good deal. Bumi unit.

It has a much lower density - only 130 units or so I think.

Very close to seasons too

Now all units gone under lelong by different bank.
4 units at the moment (possible more) under the same owner.
Ex-military personnel. Doing interior design / homestay business after leaving the service.

Business must be doing badly at the moment I guess.
If lucky enough those units will come in ID full furnish inside. But do your own research.

I think market sentiment in this area is rationalising. Further I’ll be surprised if banks can finance this at 311k. 90% margin.

Will only attract cash buyers or low LTV borrowers

Here's not the worse lelong place compare to Arte plus, Savanna Southville, BSP 21, etc.

The development comes with 1500 units.

If the current bank valuation is RM 450k that works out to be RM584 per sq ft that is very high to me.

But up to the bank lah. Their money they can value at whatever value.

With such high density - my take is rm 400 to 450 max per sq ft.

Again because of the sheer density and the general over development in that area - I’ll be very cautious.

Again different people different needs.

Went there yesterday. So many car parked outside the building. Plus the high density of 1500units..Not sure if this is good place for investment or not.

I guess everyone has different needs. To me high density stratified development is something that will not excite me. Not in Malaysia. Most owners and tenants are not accustomed to community living - which is an irony because the roots of most Asian culture is community living. Somehow urbanisation has caused to drive a edge amongst human beings.
