The D'Tempat Country Club is nice - Can't find sth comparable (all in one) in the neighbouring S2.

Well depends how you see it. This Rimbun Vista has relatively low density with only 9 units per acre and with 4.86 acres green space (incl. 3.8 acres private central park).

300k - 400k loan for a 600k property is 50% to 67% margin of financing - a level which the banks may see you have enough financial capacity. So, why not wink.gif

Oh yes, the differential sum will have to be paid out of your pocket with the 1st 10% ( after deduction of booking fee and discounts, if any) to be paid upon signing the S&P with the balance to be paid in accordance to the progress billings.

I think having the estreme park at that location with commercials nearby is not a bad idea as it can easily attract the youngster / students from the Global Matrix School just short distance away. It creates different entertainment elements into the township.

Not only Matrix in fact IJM Land also promotes the S2 to KL folks as there are a lot of people staying in Seremban but working in KL either commute daily or once a week (ie weekend back home at Seremban). The convenience of travelling and relatively cheaper property price (as compared to KL) make this a viable option.
