In terms of MVV concept, Seremban is the focus point of MVV, and BSS is the area that will benefit the most within Seremban area because the Matrix TechValley.

ALL eyes will be on Putrajaya this week with the official launch of the long-awaited Malaysia Vision Valley (MVV), touted as the country’s next world-class economic metropolis in Negri Sembilan.

On Thursday, Prime Minister Datuk Seri Najib Razak is expected to chair the MVV’s first steering committee at his office, as well as witness the signing of an agreement comprising three entities that are spearheading the ambitious economic corridor.

Sime Darby Bhd will take a 50 per cent stake in the venture and the remainder will be held equally between Kumpulan Wang Persaraan (KWAP) and Malaysian property firm Brunsfield International Group.

They will jointly own MVV Holdings Sdn Bhd, the master planner and project promoter.

The state government will not hold a stake in MVV Holdings, but will invest in some of its flagship projects. This agreement will be the first step in making MVV a reality since it was first mooted in 2009 by Sime Darby and the state government.

Sime Darby is in the equation because it owns huge tracts of land in Negri Sembilan.

MVV is an economic zone encompassing some 100,000ha of land from Port Dickson to Seremban and Nilai.

It is designed to complement the already congested Klang Valley, which is home to a quarter of Malaysia’s 30 million population, and produces 40 per cent of the nation’s gross domestic product.

Or perhaps, it can become a new emerging economic zone by itself, which is closest to the Greater Klang Valley.

The zone will include industrial, commercial and residential clusters, and is expected to attract local and overseas investments amounting to RM400 billion by 2045.

Projects in the pipeline include a high technology and industrial zone, an integrated transport district, sports and recreational facilities, a world-knowledge city and corporate campus, a biopolis and wellness hub, a nature reserve, the MVV central business district, a central park and tourist attractions.

What is even more appealing about the MVV is its proximity to the Kuala Lumpur International Airport and major highways.

The sleepy town of Labu has been picked as one of the seven transit stations for the upcoming high-speed rail between Kuala Lumpur and Singapore.

Sources said the station will be built underground to maximise land use, and will also become an international transit station to cater to foreign tourists and investors.

The MVV is part of the 11th Malaysia Plan (2016-2020). Recently, Menteri Besar Datuk Seri Mohamad Hasan confirmed that he would be MVV’s deputy chairman.

He is instrumental in overseeing the project as he wants to ensure that all Negri Sembilan folk are not left out of the state’s development.

“I want to ensure that the people will benefit from the state’s economic expansion,” he said.

The MVV is also a gift to nature lovers as it takes environmental sustainability into account despite huge profits that can be reaped from the potential industrialisation process.

Out of an earmarked development site of 100,000ha, or roughly twice the size of Singapore, only 60,000ha will be developed and the remaining areas will be preserved as a nature reserve.

A major concern is that with the launch of the MVV, property prices may spiral out of control and make homes unaffordable for people who live there.

Mohamad allayed those fears and assured that some property developments will be affordable as the prices of homes have been set at between RM80,000 and RM250,000.

What is important now is that the government continues with its business-friendly policies by continuing to offer various incentives, such as tax relief and good infrastructure and services.

Malaysians outside the MVV can also benefit as Sime Darby, a public-listed company, can channel the profits it makes from the venture back to the people.

This is because one of Sime Darby’s main shareholders is Permodalan Nasional Bhd, which owns and manages Amanah Saham Nasional and Amanah Saham Bumiputera.

Profits generated by Sime Darby will go to PNB and, in turn, will be translated into dividend payments to the unit trust investors. For KWAP, it will be able to reap profits to pay retirees their monthly pensions.

MVV is already home to big names like Coca Cola, Hino and Epsom College, to name a few.

Any additional investments will be a big push for the country, strengthening sentiments, attracting more foreign direct investments and, most importantly, provide jobs for the people.

The MVV’s main player, however, will be the people as they are the economic drivers of the project. Their lifestyle and spending will spur activities that support domestic economy in the Vision Valley.

MVV will, no doubt, elevate Malaysia to one of the most dynamic economic hubs in the region as the country consolidates its position to be among the world’s advanced nations.

Kudos to the federal and state governments, and the private sector, for committing to this initiative. It will further keep out the gloomy prospects and effects of a tough economic condition affecting the world.

Don't worry about the RM80k - RM250k housing offer, they will be provided but not for everyone, and not everyone will want to stay in this range of properties.

(布城4日讯)大马宏愿谷(MVV)计划框架协议(Heads of Agreement)今日在首相署签署,这项由今年开始至2045年的计划,预料可吸引2900亿令吉的投资和制造138万个就业机会。

首相拿督斯里纳吉和森美兰州务大臣拿督斯里莫哈末哈山见证了签署仪式,分别由森那美产业董事经理拿督昭哈里、天龙国际集团(Brunsfield)董事经理丹斯里颜天龙和退休基金局(KWAP)首席执行员拿督旺卡马鲁查曼代表签署。

纳吉说,宏愿谷将会各别拨出1000英亩的土地来兴建可负担房屋,以及公共设施、休闲和绿色地带用途。

范围涵盖芙波分5大部份

纳吉表示,大马宏愿谷占地15万3000公顷,范围涵盖芙蓉与波德申,这项30年的计划分成5大部份,中环商业区、自然城市、教育─科技谷、旅游和保健以及新生活城镇。

另外,首相去年在提呈第十一大马计划时曾经表明,宏愿谷是一项分阶段推展的综合规划发展新区,它是大吉隆坡国家硬体发展计划潜能发展区的一部份。这项计划将会在公共和私人精明合作下推展,主要着重于4大动力发展,即高科技生产、旅游和保健、技能教育和研究及专业服务,符合国家转型计划下的国家关键经济领域。

宏愿谷主要有8大心跳项目(Heartbeat Projects),如高科技园和工业园区、综合交通区、体育和休闲城市、世界知识城、生物城和健康城市和旅游区。



“虽然宏愿谷会规划成为一个先进的大都会,不过,政府也考量了各个阶层人民的需要,包括提供有良好设施规划的可负担房屋计划,保证是一个适于居住住、工作和休闲都无忧的居住环境。“

纳吉也补充,宏愿谷计划也包括设在拉务的交通枢纽,衔接吉隆坡国际机场、大马城和新加坡,它将会铺设完善的公共交通衔接网络。

宏愿谷是由中央和森州政府所支持的私人界去发展,政府在第十一大马计划下的第一开扩展计划就拨出5亿6000万令吉来发展道路衔接系统,当局还在考虑推展一些大道网络和铁路连接等计划。

有助推高芙屋价



此外,森州大臣莫哈末哈山称,这项计划将会在8月或东南亚运动会后举行的环球推介礼后动工,届时将有助于推高芙蓉一带的屋价。

他说,当局计划兴建一个可以上山下海的旅游景区,当局已在宪报颁布了土地,它将会是吉隆坡的一个绿肺地带,因为在未来15年,吉隆坡和芙蓉将会成为一个实体。

PETALING JAYA (May 4): Sime Darby Property, Kumpulan Wang Persaraan (Diperbadankan) (KWAP) and Brunsfield Development Sdn Bhd have signed a Memorandum of Understanding (MoU) to lead the development of Malaysia Vision Valley (MVV).

The MoU was signed by Sime Darby Bhd managing director Datuk Jauhari Hamidi, Brunsfield Development managing director Tan Sri Gan Thian Leong and KWAP CEO Datuk Wan Kamaruzaman Wan Ahmad.

The signing ceremony was witnessed by Prime Minister Datuk Seri Najib Razak and Negeri Sembilan Menteri Besar Dato’ Seri Utama Mohamad Hasan.

Spanning a total area of over 153,000 hectares, MVV encompasses the districts of Seremban and Port Dickson in Negeri Sembilan. Through the MoU, Sime Darby Property, Brunsfield Development, and KWAP will explore the opportunity to develop the first phase of the development area, which forms part of the 11,000 hectares of land currently being planned for development.

The MVV includes the development of five strategic clusters, namely Edu-Tech Valley, Tourism and Wellness, New Livable Township, Central Business District, and Nature City that will serve as catalysts for growth, supported by the Federal Government and Negeri Sembilan State Government.

Sime Darby Bhd president and group chief executive Tan Sri Mohd Bakke Salleh said MVV will be a natural extension to the outward expansion of the Klang Valley.

“Sime Darby is proud to be leading a major nation-building development that will support Malaysia’s long-term economic growth,” he said in a statement following the signing ceremony.

Meanwhile, Gan said it is a great opportunity and honour for Brunsfield Development, the subsidiary of Brunsfield International Group, to be part of the project and contribute to urban development in Malaysia for the new Digital Economy.

Wan Kamaruzaman also commented: “We are pleased with the potential of this development and honoured to be given the opportunity to participate, as it is part of our continuous journey in nation building.”

As a public-private partnership with the Malaysian government, MVV will form a key part of the 11th Malaysia Plan and the National Transformation Plan, which will drive the country’s growth and development for the next 30 years, according to the press release.

MVV is planned as an expansion of Greater Kuala Lumpur, building on its organic growth to the south, and capitalising on the existing and planned world-class infrastructure, resources, and talent to attract investments from all over the world.

The 30-year project is expected to attract RM290 billion investments and create almost 1.38 million new jobs, and generate between 6.2% to 7.3% annual GDP growth.

The key infrastructure development in the area, such as the Kuala Lumpur-Singapore high-speed rail and Senawang-KLIA Highway, combined with existing facilities such as KLIA and the North South Highway, will contribute to the growth and success of MVV.

THE Malaysia Vision Valley (MVV) leverages on urban and more developed areas in Negeri Sembilan, said its master planner, Norliza Hashim.


Norliza, who, along with Lawrence A. Chan, were tasked to develop the MVV blueprint, said the idea of a comprehensive development plan was to identify drivers for growth, economically and socially, and at the same time, protect the environment.

In the development of the blueprint, Norliza said, three aspects, namely economy, inclusiveness and the environment were key factors.

“We are not taking the whole of Negri Sembilan to be developed. The development involves the districts of Seremban and Port Dickson.

“The state had decided the districts of Jelebu and Kuala Pilah would be protected to take care of the agricultural sector and food production for the state.

“There is still a lot of balance in terms of the overall state strategy,” she said yesterday.

Norliza said more than 70 per cent of the population were living in these areas, and most of the industries are located there. She said Port Dickson was already a tourist destination.

“Of course, we do not want to introduce infrastructure or growth in a very green area, so we are leveraging on urban areas. Hence, out of all places in Negri Sembilan, these two are more developed,” she said.

Norliza said the focus was on tourism itself to ensure higher yields as the market in Port Dickson was domestic, with a very small segment of the international market.

Another area they were looking at, Norliza said, was the manufacturing sector, which made
up 43 per cent of the total economic sector.

“In the long term, we are looking at higher value industries.

“We are looking at green technology, which will be MVV’s game changer.

“Not many regions are focusing on green and clean technology. Going into clean energy, you can see how it can solve problems for some of the environment issues we have in the long run.

“Clean technology is good because it is generic and can fit into a lot of segments,” she said.

It was reported that the 30-year development project had the capacity to attract more
than RM296 billion in investment, besides creating 1.38 million jobs.

Prime Minister Datuk Seri Najib Razak, who announced this after witnessing the signing of a memorandum of understanding between Sime Darby Property Bhd, Brunsfield Development Sdn Bhd and Kumpulan Wang Persaraan at his office in Putrajaya, said the 153,000ha development, among others, focused on providing affordable homes with well-planned and orderly facilities.

“MVV will provide more than 400ha of affordable housing, and more than 400ha of public facilities and recreational areas with green spaces,” Najib was quoted as saying.

Najib had also said the project was spearheaded by the private sector and supported by the Federal Government as well as the Negri Sembilan government.

Malaysia is one of the most strategic partners in the Belt and Road global plan. We are lucky to be part of this and we will soon see development that we have never seen before happening in Malaysia.

This time is different from others, we are not pushing for MVV alone, China is pushing the Belt and Road and it is pushing Malaysia to move forward.

Snp is usually signed at the lawyers office. You should be able to v consult the lawyer if you have questions.

Probably this is not the final SNP , just a draft to secure your interest. I mean it will be joke to have a snp without the buyers info. Who is that spn for and ownership is to who?

Still in line with the strategy of getting more investors to BSS, especially international students to study in Matrix Global School. Chinese citizens still can transfer money out for education purposes. Besides, there are many other ways to bring money out of China. They would know better. brows.gif

Settle with your banker and later need to catch the lawyer fast to ensure you are entitled for the 2%.

Can always request to extend signing of SnP but still entitle to the extra 2% discount. they just don't want buyer to purposely delay signing.
