Very true Seremban bro, buying a rm500k subsale unit requires around rm80k upfront payment. Whereas new unit from developer only need around rm10-20k upfront.

Business is business, they can have a million reason to hike the price, and most of time it doesn't even need to make sense. Oil price up , inflation, oil price down, ringgit depreciation. So either way price is up.

But back your concern on the USD impact on either the cost of materials or the quality of BSS houses is irrelevant.

Irrelevant as in they do not have direct transactions in USD, that alone is giving the company a much lower risk compare to developers whom are importing materials from overseas.

Property prices keep increasing, hell yea! if not, how do you think people make money from property?

Cost of material is increasing, cost of labour is also increasing, what's new?

There are MACRO factors that we can't control!

I don't see a point to argue over the depreciation of MYR here as this is a general problem that not only Matrix will be affected, not even just property development industry, but it is affecting the whole Malaysia.

I believe earlier phase owners are mostly non chinese.

That's why BSS has fulfilled all their bumi quota and all new phases has no bumi units anymore.

Request from SSM cost money, no need lah. I have checked with the developer, they are a company with RM5,000,000 paid-up capital, which RM2,500,000 fully paid.


If anyone still have doubt about this they can request the company statement from SSM.

Hard to say Sam gor... if things go according to plan:
- Tech valley fully operation by MNCs,
- Matrix global school gained popularity and packed with foreign & local students
- Icon park and merchant square able to invite strong brands to attract shoppers

Then with BSS's concept:
- Gated & guarded community
- Large built-up of 22 x 80 DSL, fully extended
- Adjacent to one of the most comprehensive and highest quality residential club house in Malaysia
- Also adjacent to a branded international school

I think a price tag of RM900k - RM1mil is not unreasonable.

Of course, this are just my assumptions. blush.gif tongue.gif

The main attraction, however, was the Hijayu 2-Elymus show unit.

“These new homes are spacious, with built-up space measuring from 4,415sq ft to 5,383sq ft.

“Elymus 1 type units have four bedrooms, six baths, a powder room and two utility rooms while the Elymus 2 has an additional bedroom,” he said, adding that quality finishings such as solid merbau timber flooring would be used for the upper floor and staircase.

The project is slated for completion in May 2017, with 64 units available.

Prices for the spacious resort-like homes range from RM1.29mil to RM1.89mil.

Elymus homes will also feature a built-in thermal reflective insulation system, solar water heater system with pressure booster pump, CCTV cameras and high definition video intercom connected to a guard house.

Bandar Sri Sendayan currently has a population of 25,000, which is expected to increase to 120,000 once construction of the new township is completed.

To date, 6,000 houses have been built on 2,093ha in Bandar Seri Sendayan and another 1,500 are in various stages of construction.

The event culminated in a fireworks display at 10pm.
