 Seri Mutiara charging buyers on connection fee, for TNB application

Hi all,


This is for new development serviced apartment by Seri Mutiara Development Sdn Bhd.

The developer is asking from buyers to pay RM450 for TNB connection fee paid on behalf to TNB
and another RM10 for revenue stamp bought on behalf for TNB application.

Personally, I have not been asked to pay for this before, may I know if this is normal?

i can confirm 450 is connection fee. they are asking another 1xxx from buyers as deposit.

i also understand that 450 connection fee is charged by tnb, as written clearly in my first post.

because as per my previous experience, i have never pay for connection fee. so i just want to be assured.

between, from your statement, it seems like you mean connection fee should be borne by developer?

i think tnb won't involve themselves in arguing who should pay for the connection fee.
as long as they get the money... and yes, it's already been paid by the developer, and now claiming it back from buyers. sweat.gif

it's a serviced apartment.
commercial, single phase = rm1280
(the developer's marketing team and sales agents have been telling the buyers that electrical would be on residential rate, but not sure why they are requesting for a commercial-rate deposit. by right should be around 700. this is another separate argument though.)

back to the issue of connection fee, in SPA generally has clearly stated the following:

"purchaser shall be liable for and shall pay, within 14 days bla bla bla, the deposits for the installation of water, electricity and gas meters and the Vendor shall bear all other costs, if any"

from my understanding, connection fee is not part of the deposits. doh.gif

Seri Mutiara has confirmed it's an error on their end, and they won't request the connection fee from the buyers.

The high initial deposit is because Mutiara Ville is on commercial title. From their e-mail, success of conversion to residential rate seems to be not 100% guaranteed. I think this is a different topic anyway, so I'll close the topic.
