Cerrado i bought 500k...wtf... some even bought @ 540k...

Yes you are correct.
C1-12-07 sold on 22 Dec under Ng Chan Mau (CIMB bank auction) at reserve price 283.5k. Won unchallenge single bidder.

I wander what happen. Looks like that bidder forfeited gave up on this unit.
And the unit will re-auction back on 16 Feb at the same reserve price 283.5k

means 280k is not the true value. maybe the buyer saw US posting here and gave up.

428 acre waiting for future development ? maybe 20 years to become mature are?

5.6k unit at $300k is over $1.6bn. if collectively is a company could be financially stressed, rattle bursa and granted privilege meeting with banks ceo/coo. at least a bank doesn't extend end finance to buyer of this developer except if borrower is existing customer.

one could expect consumers spending to remain depress in next few years.
