Hi guys, I will start my journey of renovation soon and now in the stage of planning. Since we are not getting any ID, I know it is very tough journey and stressed. And hopefully can getting more ideas from you guys

Budget: RM 55~60k (not include loose items)
ID: yours truly tongue.gif
Contractor:
plaster and wiring = osklcc (osk reno and decor) <- Disaster, lousy, avoid him!
cabinet = homemark <- fast and smooth

Basic plan
1) Plaster ceiling for living and dining area
2) Lighting (Can LED then LED)
3) Theme : white and light wood
4) Dry kitchen
5) Master room wardrobe
6) Dining area (table, lighting)

6) TV console (low priority)


Chronology:-

11/8/2015 - Just got the key, inspection done by previous owner (Should be ok)
~ some research, some furniture shop visit, some fair visit
23/8/2015 - meeting with main con(s) , getting some quotation, done some socket planning, bought some furniture
11/9/2015 - fed up with contractor as took weeks to give a simple quotation, switch to contractor recommended by forumer
12/9/2015 - discovered many many hollow tiles, filing warranty claim and developer ok to change it within 2 weeks
17/9/2015 - meeting with contractor, this that...
10/10/2015 - nightmare with the re tiling works , skirting went wrong
11/10/2015 - proceed down payment with contractor
14/10/2015 - finalize all lights purchase
21/10/2015 - add on to install duct from hood to yard, and exhaust fan in yard
30/10/2015 - target complete wiring and plaster ceiling target
31/10/2015 - target start date of 1st layer painting
1/11/2015 - delayed since light point went wrong, contractor demands 3 days to finish the job but i give him 1 week
5/11/2015 - things getting even worse when hacking job done wrong
7/11/2015 - contractor rushing to finish patching and wiring, aircon installed
11/11/2015 - start 1st layer painting but wet kitchen hacking still in progress for hood
21/11/2015 - light point went wrong alignment and some yet install and hood duct yet install...10 days did nothing
23/11/2015 - resume work, surface mounted light installation
24/11/2015 - decided to go with other cabinet contractor (kenklcc is a nitemare creator)
26/11/2015 -engaged homemark for cabinet (after surveying with 3 contractor)
21/12/2015 - homemark onsite cabinet installation
7/1/2016 - fixed the grounding on wiring. kitchen splash glass installation
21/1/2016 - painter start job and patching,
5/2/2016 - kitchen splash glass installation (wrong color, replacement)
6/2/2016 - officially moved in

Current progress:

Next item is on store room rack installation and guest room DIY table

Shopping from experience

1) Lighting
-Puchong House of Lighting the best choice
Friendly and helpful staff, good buying experience, cheapest in town

-CIMA PJ, on higher cost side, but also good, that allow me to exchange the light (for different temperature setting). Currently having promotion for Philips downlight but limited to round type

2) Furniture
- Purchase in fair if you really have limited time, as you compare one to one at once, remember to bargain bargain (Usually you can get at least 15-20% from what they listed)

3) Renovation contractor
- Need get someone u know personally, need monitor closely, need set timeline and payment based on phase but not percentage overall project

4) Electric appliances
- As my close friend running electronic appliances shop so I got all stuff from him smile.gif

Ya. At the moment, family size is me and my wife and future baby (which I guess mostly baby will stick in ur room for 3 years)

Middle room for guests like parents and friends, small room for study/working, so purely no plaster ceiling job and just surface mounted LED and fans.

Area opposite dry kitchen will be left blank as well for future expansion at the moment, ll make it as feature wall with some picture or wall paper installed. Will add an aircon point also (which the most expensive hacking job)

Aircon will be installed for master room, living hall only, if budget allows, small room also. Aircon point is ready for all rooms and living hall. we are not sure about the furniture position also for the both room, so not intend to put anything. Most importantly is wiring/socket must be done rite. So the plan is every wall has at least one socket

Yeah the first sight why i like it. but comes to rain it is not fun. If budget really allow I will put a full glass window on side to at least prevent excessive rain flow in.

Tonight will finish some planning on ceiling lightning.

Can do wall hacking? like change door location.... first thing that came into mind is change the store room into a walk in closet with the bath room... biggrin.gif

Ya, it is allowed and cost is about RM2k but we think to keep the room as store room and run cost low.
Actually it is quite wasted, as the store room comes with a window with flowers and plants like this:-

I suggested to my wife to demolish the wall to make it walkin wardrobe but not approved cos we both are lazy to clean dust tongue.gif. Another idea is to make it as a small working space with desk, but kind of hot also since it is facing west.

For dining area (1 piece white + 1 piece black walnut style) @ RM159/pc
