 Haven't Sign SnP, Design Flaw Spotted

Hi guys, below here is my situation,

Summary
I would like to ask whether is it possible that we could request the developer to add a window to the wall facing car porch, wouldn't mind to bear some additional cost attach to it, S&P has yet to be signed.

This is because for other type of corner unit, there is at least a half feet wide window next to the main door

I have pre empt my salesman about the situation, but he does not seem keen to entertain to this request. How can I escalate this matter?

Current situation

1) It is 3 storey superlink corner lot

2) It is Strata Landed, if that is the case, any change to the façade is practically not allowed unless approved by the JMB after completion, right?

3) It is currently under earthwork stages, where the platform level is currently being created. No concrete works has begun

4) Just by focusing on the ground floor, there are window facing the garden and to the backyard of course.

BUT, no windows facing the car porch, only a solid main door at most 1m wide.

5) Salesman mention that no changes is allowed as this will affect their CCC

My need for a window is more of security and practicality reason, you can spot someone coming home, instead of relying upon a CCTV, and of course more natural light even though there are windows to the side and the back.

try requesting through the sales manager or request to meet with the project manager instead.
technically, at this stage, approvals would have been granted by the relevant councils and changes to facade especially may require a re-approval from the council.
but sometimes these can be done as an improvement works and they let go.

why dont u renovate yourself after s&p?

This will boils down to how eager are they to close the deal, since you have yet to sign SNP. But in the end the developers have the final said on the design. You have final said on to purchase or not... smile.gif

Eh, if it's stratified dev, how possible that the developer will entertain only your request? hmm.gif

as per others mentioned, approval for design already confirmed and to change it would require resubmission to authorities, normally developer will not accede to request. however in one of the G&G project , a bunch of us purchasers have made complaint re: one of the originally designed structure and the developer actually put in the relevant change in design for us (however, at that stage, there was no development work started yet, just earth works).

perhaps you can check with other buyers whether can write in together to request the change, it may work.

as for strata titled, actually some changes to facade are allowed, else how to change the color scheme in some condos during repainting. the issue is that facade changes must be uniformly applied with regard to the entire structures and this has to be agreed upon by the MC (which should be formed upon issuance of strata title),m and for major structural changes i'm sure further state/council authority apporvals are required as well.
addition of a window to the front wall of your unit may actually be allowed but of course, you have to submit your plan to make the changes and also up to the MC to approve the change or not.

Personally I think this will be an uphill task as some buyers may want to retain the existing facade and I don't think the developer can force the buyers (who want the original design) to accept the change even though if you manage to pursuade the majority. If the developer agree to change as per your and others requests but to maintain others who want the original, there is no uniformity and it may create dispute if challenged by other buyers. I don't think the developer wants to have this kind of troubles. I believe that more realistic approach is to get the MC consent but that will be at later stage after vp.
