Usually property agent will have in-house lawyer or they will use a lawfirm assigned by company to do it?

More like copy and pasted from somewhere. I doubt it they use in house counsel or law firms coz it eats into their commission.

You can engage your own lawyer to represent you to do the tenancy for your side. So does the home owner.

Usually the property agent will use their own internal template - I do not recommend download from online as a non-legally trained person will not know what to add or what is required - you need to consider indemnity and liability in case of defaults/occupier's liability etc.

Won't cost much to get a lawyer to help you draft a proper one if required.
