OK back to your concept of SOHO.
downstairs got shop is called commercial land title, and not SOHO. All commercial land title developments (saved for some exemption) NEED to have commercial elements be it offices or retails IF developer wants to sell residential elements in the project, hence the shops. Whereas residential land title condo they don't have to build shop within the land parcel.
SOHO (small office Home office) is a concept started in New York where unit is dual usage. It can be used as office, or home or both. BUT in Malaysia, the laws don't catered for this type of concept, therefore developer needs to decide if they want to sell as 'apartments' or 'office suites, such as SOVO SOFO and etc'. Usually SOHO is sold under residential usage and protected under HDA under schedule H, meaning strictly for residential usage but in reality, it can be used as dual functions. If other resi users die die want to make a big issues out of some owners used as office, they could be in the right as all legal docs shown as such.
for this particular project, even thought the developer cited SOHO for block J and H, but in reality they hardly create facilities for SOHO elements, but more like a typical service apartments only. a proper GRADE A soho project will have at least a "office' board at Lobby, indicating office names, and a dedicated reception counter and perhaps an easy access and exit for customers to visit your unit.
Also, SOHO usually don't come with free carpark for owners unit bcos some owners may not have vehicles. they usually rent from management if they need one or two lots.
