Ekocheras occupancy rate seems pretty low. I wonder why the property price still stands?

Average selling price now is around RM750 per sqft. Even after 30% mark down, it's still above RM500 per sqft. Is it worthy with this development shitty finishing?

The mall is doing ok. Though not really much branded store which limits the customer attractions.
