+ekocheras at mont jiulai Super prime area. Already So many establish Ong commi around. Sure ok 1. Walking distance cari Makan. Banking also walking distance. Movie also walking distance. Manyak authentic kopitiam around mana cari. With Mrt 1 few station away from ikea and kl city

Forget about Mrt 2 And 3. Just pray for Mrt 1 can get done enough Liao.

860built up only 1bed?... wow sibeh very expensive layout. usually this size standard should come with 2beds.
dpc 1bed at north shore around 700+sf. this 1 lagi geng chow than dpc.

not sure. if they can create macam verve suite standard. maybe? or RM value drop very jialat.

in front of ekocheras now with leisure mall and the sibeh ong commi next to it. parking at commi there always full and jam. don't forget also down behind ekocheras not far away is sibeh ong connaught area liao. full of famous eateries.

youcity... can see lor. now still quite isolated compare to EC areas there.

After Leisure Mall (LM) cinema and for the past 20 years, GSC has expanded its business almost every where in KV but not Cheras.
The nearest GSC to LM, are MV and BTS. With only 4 halls and its "status quo" facility(seat layout, flat-slope floor, screen up), LM is considered not on par with other GSC cinemas (stair-ed floor seats, Dolby Atmos, THX).
Most new cinemas are with 8-13 halls nowadays. Can 4 halls still cope for the market?
All the cinemas quoted in this post are non-GSC brands.
2) Competition or Complementary
If a non-GSC cinema is to operate at EKC, it is a direct competitor to GSC Leisure Mall(LM)
With only 4 halls and current facility, can GSC compete with other brands within this MRT station?
Will patrons prefer a newer EKC cinema in walking distance?
On the other hand, if GSC enters EKC, the business can be operated like siblings complementing each other.
I quoted these GSC siblings examples several times eg, MV/Gardens and BTS/Pavilion. Each cinema are complementing the other.
Perhaps GSC can operate in the same way while GSC EKC in higher tier/better facility.
Likewise, if GSC LM tickets are fully sold, people can walk to EKC for tickets, and vice versa.
3) MRT factors
People from a few stations away, towards Kajang direction (I know Kajang and Cheras Selatan have cinemas), eg, Cheras 9-11 miles, will have more choice of cinemas besides TGV.
In fact, LM/EKC it is just one MRT station away from Cheras Sentral.
Looking at cinemas in a new upcoming mall at Cheras, (Cheras Senratl-TGV, Velocity-TGV) EKC is the last available slot.

I do not know if GSC is considering the above factors. But I hope they get to read this forum.
In fact, if they came to to the nego stage(regardless if the deal is closed/sealed), GSC has at least trying its best to look for Cheras opportunity.

garden is GSC signature cinema a standard 1 ticket can up to rm50+ above.
2 tikets cincincaicai above RM100++ (for standard movie without 3D some more) only better spacious seat.

still have the old mv cinema in my mind.

at garden signature gsc no play play.
saw manyak high spending power local pipu there willing to pay that much for movie.
manyak amok young teenager also like to watch in garden signature gsc.

to have signature gsc cheras here...susah.. don't think manyak willing to pay that much.
mindset belum sampai that lvl... if not wrong pavilion kl also tak ada signature gsc.

Wah Ini macam mall like want to beat kao the leisure mall to death. 💀 but leisure manyak nostalgia shops lot around and nearby closer to manyak resi area.

But nice to see got some greenery planning and tree planting on road side

Yup yup, cinema bukan almighty. Cinema just a plus point to a mall may help increase the surviving rate. Some kv malls no cinema also doing ok.

Just apa pun hantam. Cinema also masuk. If the mall failed cannot blame no cinema lor.

This words born in Kiasi kiasu era. so many uncertainty. And Nowaday the market and consumers sibeh sophisticated and hard to read

Soft soft launch test water mah. After looks ok market Macam Boleh tahan... then go for kao hard Big Bang launch.

This place still untested. Later the crowd only like to hang around the old side of leisure mall and shoplots there... hardly walk across here.... susah lor.

How this mall perform now?

Can do marathons shopping from Bukit bintang—-> mytown—-> velocity—-> ekocheras ?

Can do good Macam new velocity mall?
