In terms of the tenant profiles, because the project is linked to an MRT station, we don't just get potential tenants from the local area but other areas linked to an MRT as well. I see this as a plus point for properties linked to an MRT station.

Nevertheless, as with all investments, there's always risks involved. In the case of EkoCheras, typically these will be risks associated with an off-plan project. This is also the reason why the value will generally increase as the project's building gets more visible since the earlier buyers would have been compensated (well, theoretically this should be the case but not guaranteed wink.gif ) for the risk of non-completion. Say what you want, but having seen property prices in Australia, UK and Singapore, Malaysia still has one of the cheapest properties for international investors.

Keep up the good work with the updates Jagalat and those who have been sharing info and ideas / applying pressure to the developer when things don't look quite right. I know we have a facebook group but closer to project completion, it will be nice if we can formalise a group (eg. owner's committee or something) to represent the owners of EkoCheras. If we have a strong committee, then we will have a stronger voice which will then make it easier for us to make suggestions / apply pressure with regard to the management of the property post-completion. Given the size of the development, we could even consider having committees by blocks.

well said... all the unit of SOHO smallest had been taken up according to SA , can see that people still willing to take it despite paying higher than the earlier buyers. For long run is not a bad buy provided they completed the project.

i see this as a good effect, this will provide price push to EKC, i can't see there is competition but this one does not come with mrt.
although there is a mall, but having a mall deep inside is not favourable.

The ekc will be the yardstick in term of rental and selling price , if both project is having the same price point for rental and selling, as a customer which one will you choose? the option is clear.

now the question is which project will be completed first to get the first pool of customer for rental and subsales.

70 storey !?!? 4.7 units!?!?
I personally don't think it will sell like hot cake like ekocheras in this JIB economy

If behind EKC is quite a distance to MRT.
Inside are small Taman road n difficult attract ppl go to the mall n hotel.

(Assuming they share the same ground level and floor height)

With 10 blocks of the Viva buildings sitting behind EKC, some EKC's west facing units will not get direct sunset (one good news)....

Thr are still 300+ bumi units which hv yet to be released. Ekocheras will be releasing them by end 2016 pushing the supply of apartments in the vicinity on top of the launch of the Viva apartments. I hope there will not be an oversupply of apartment in this area.

Whether there will be an oversupply in this area, l would say it depends on the launching units of Viva apartments.

If the Viva units are to be launched in phases where market can absorb, then OK.
However, if many units are launched to flood the market, then very obvious an oversupply will happened

The price of EKC bumi-release-unit will be a good reference point for subsale price upon vp.
So, what psf will it be?
Hotel&office punya psf or other?

According to the SA, he said they will increase the price of the bumi units when the units r released. it will not be the same price as the launching price but the quantum of the increase will only be disclosed during the release.

What you guys seeing now is only the progress of SOHO, dont forget the progress of the ekocherasmall still far behind. don't think ekocherasmall will be ready together with the SOHO.
