Being a fresh developer I think this case is more of underestimated scale involved in integrated development ie 3 storeys basement, malls and finally the serviced apartment/ soho/ office components.

The time taken to complete the basement and ground works... it has taken Ekovest like 24months?

Commercial project from unproven developer.. read the SPA carefully... there are so many clauses will catch you. VP without CCC... billing upon work commencement ... GST ...etc etc

It is not apple to apple comparison. Just because the Apple is cheaper you think it is better than Avocado. biggrin.gif

It is foregone conclusion ekocheras will be delayed.

It is more of question Ekovest will be honourable to the SPA and pay out the LAD accordingly. Quoting example Sunrise was delayed in completing Arcoris to the tune of almost a year and no question asked to allocate funds to pay out full lad to the extend affecting their quarterly result.

Not only paid in full.. but prior to the contractual delivery, Sunrise-UEM already sent out letter to purchasers inform them the delays and reiterate the commitment of their obligation.

Ekovest? all the way until now the developer still insist can complete by end of this year. doh.gif And didn't address the concern by purchasers whether they still fulfill their obligation or not.

Looking at the progress... No way can vp end of this Year... Earliest possible is maybe after cny 2019...

Hopefully ekovest learn their lesson well and in future has better planning for basement work..

For Ekocheras, I think they have done quite well, execution wise.

Raw design is not everyone cup of tea or coffee.

A lot of ppl they missed what is the bigger picture.

As property buyer I would rather have MRT station with elevated covered walkway just a short distant away.
As property buyer i would rather have a vibrant retail at ground rather than "dead" retail for all the conveniences.
If Ekovest going to pass the saving in the form cheaper rental rate to retailers to encourage them to open the shop earlier so that the retails can be occupied soonest possible. Retailers have stronger holding power as well while waiting for the footfall to build up.
I would also rather have a VP on residential property where all components such as retails and office are completed at same time rather than in phases.
I would also rather Ekovest honor the full LAD.

Then again, cannot stop anyone commenting about the raw concept. To be honest it is not my cup of tea as well however other matters are more pressing concern in my book.

Each mall need to serve its own market... No point to compete with big four especially neighbourhood malls.

Bangsar Village, BSC are still surviving.

I noticed for EKC mall the f&b selection is quite unique particularly Chinese cuisine. I believe EKC mall management got it right there and not go for typical franchise f&b.

Only time will tell whether it is "new toilet effect" or the mall will be sustainable.

Of all the so called 'malls' that opened in the past 1 to 2 yrs in klang valley, tis ekc considered riding in top already. Doesnt matter why carpark is full...at least there are footfall, restaurants are opening. Bear in mind tis is before their two main anchors, supermarket chain and cinema are opened.

Tell tis to evolve mall, glo damansara n others they will be envy w bloody red eyes.
