If leisure mall also didn't fail with this new mall, then why eko cheras mall will fail?

Believe ekocheras mall has been opened for almost 2 years and still <70% occupied. besides f&b and residents, how many people shop there?

restaurants facing main road at ground floor still doing good... only retailers inside suffering.... Cheras lang will visit Sunway Velocity, MyTown and Aeon Maluri more often than this mall

once h&m move out after free rental period this mall will die flat. Take sweet time to rectify defect and sweeter time to entice good tenants. Rubbish management.

sunway ppl had calling our partners whenever there is vacancy in their retail lot just show how aggressive and fast they act.

Not like this stupid builder.

then gotta ask back if your <70% is realistic metric to determine a mall's success or failure ?

if most tenants are profitable then is successful. are they?

are you saying that their tenants are not profitable? let's normalize to exclude mco period

A successful mall will have at least 95% tenant after the first year.. if by 2nd year tenant is below 80% then the mall may be going downhill and more tenant will move out when their lease expires

This is very true. Can see so so many malls dying and more will die. Most tenants are not renewing their lease. I'd say at most 20 malls are surviving.

Footfalls in some malls remain OK but spending is MUCH LOWER. Retail market has moved to e commerce marketplace. Any new project with malls is bound to fail.

need not argue, just revisit in 6 months time to see whether there will be more or fewer tenants around.

after two years the light still not ready. Hello wake up la developer, kwsp won’t bail out this mall. This is not highway.

yes agree.. Velocity is doing OK. The mall's occupancy rate is still OK even at this period of time, and is packed with people on weekends.

Until we have pre & post finding as baselining, your comment would only be another opinion
