Hi l am new here. I was looking at m vertica and suddenly my friend point out this eco cheras. I am buying for investment purpose. Which is better. I know their location is different, selling point different. But which is good for invest. Tq. Perhaps sifu jagalat can help.

developer cant release all unsold bumi allocation at once......

it needs to release based on construction progress.

Bumi generally not keen in tis type of development.

Nowadays, given thousands of units along/off Jln Cheras, any investment be it rental play or subsale selling, is very competitive. Both have pro and con but the only common thing to both is tough competition in Cheras. (Understand some would argue different segment etc)

rental market in cheras is still very strong..........

but most are looking for absolute lowest the low rental......

demand is there.....BUT not the price.

Depend on your budget lah bro..

Beancounter why u say eco cheras better? Then you say the Rental cheaper the better. You say demand got but no price. Then this m vertica cheaper mah

I didn't say eko cheras is better.

I just said its EKO cheras, and not Eco Cheras.

at this stage, any development that over 1000 units I wouldn't consider and I am not familiar with this market. Pls name one development that have over 1000units and rent and subsale are great.....

Ekocheras is better. Avoid from MS unless you are ok w their selling approach, or there is upside from offer price vs location.

And fyi tenants can be calculative in terms of rental.

They wish not paying something look premium but look stupid after that. Demand is there due to densely population and young chinese generation is seeking out from staying w parents.

Same point of view. To add on, i can’t think of any MS project which is doing well after vp...tbh I don’t know how’s Ikon PJ doing

icon pj not same grade and concept as Vertica.

best is to see how Lakeville performed. then again, kepong vs cheras.......not exactly apple to apple comparison.

if you want to buy, just buy lah........more info more confusion. trust your gut..........

if the project is super good buy, you think you still got chansi to buy meh? it will be sapued licin by directors, yii mah koh che, vvvip, savy investors jor........

I believe many school/college leavers from other states that come to KV to find forture will opt to stay in cheras as well, amongst other places. its an affortable kick start of their career.

yeah many youngsters from other states usually juz led by price - they choose residentials at downstream cheras (after batu 9 toll) e.g. mahkota cheras / hussein onn / sg long, or even saujana impian at kjg..

part of the factors also bcoz many FB sponsored ads r promoting aggressively for affordable condos at cheras. Ding Fong's forte is selling cheras too..

perhaps VELO to LIDO and towards Eko Cheras n YOU CITY may not be at affordable range, despite sharing cheras poscode. Meanwhile Connaught needs infra uplifts otherwise its upside will be limited too..

hence one may wish to compromise for high gross density living, the likes of M Vertica and some rumahwip projects, for individual fulfillments of newish factor + living in 1st tier fr city..

we never know......gen Y and Z......don't know what is under their brains....

if you are interested to buy, sure have to join the crew to enjoy better discount..
