Not sure how true is this .. heard underground got one big rock took long time to remove ..

I'm happy as long as they pay me LAD..

EKC's brochure is clearly stated duplex with 60levels. Perhaps you can call them to rectify the error . thumbup.gif

BlkH has speeded up a bit from Jun, delivering about 3 duplex-floors(df) in 2 months(pace 1.5df/mth). From 20-Aug, it is observed an increments to 4 more duplex-floors in 29-Oct ie 70 days(pace 1.75df/mth).

Now the following guesstimation depends on which pace to choose.

Assuming to use the fastest observed pace (if they can at least maintain this 1.75df/mth pace), it takes another 9.4mths to start the facility deck / sky bridge work of this building.

This is only the construction progress that is guesstimated. After construction, paper work and final approval will take place until key collection.

In short, BlkH
Now to L30 upper floor = ~9.4mths (1.75df/mth)
Pace of L31(facility) = ~1 mth (inclusive all pipings, window frames/glasses, kitchen cabinets, a/conds etc are fully installed to all units)
Paper work till VP = x mth (anyone knows the shortest window?)

Not only paid in full.. but prior to the contractual delivery, Sunrise-UEM already sent out letter to purchasers inform them the delays and reiterate the commitment of their obligation.

Ekovest? all the way until now the developer still insist can complete by end of this year. doh.gif And didn't address the concern by purchasers whether they still fulfill their obligation or not.

SHC also.... their uptown residence... my fren say bank account suddenly gt extra money when he didnt really away that the expired date actually reached already.... ekovest should learned from the seasoned developer like this...

Actually shc very sneaky.....

Usually buyer needs to agree to LAD, sign the consent b4 payment is made.

If developer banks terus into yr bank acc.....and you didnt denied the payment after xx days...it could mean entire different legal implication.

total 9.5 + 1 + 1.5 = 12 mths
go back to your snp, it should be 10% per annum, so snp price * 10% = LAD amount.

true... provided if there are different discrepancy in the amount they paid to the buyers or any disagreement happened subsequently after they pay the LAD... generally not much legal issues happened to the project til now.... maybe its all swept under the carpet.... all buyers seems like happy buyers for now... laugh.gif laugh.gif

doesnt speak out on social media doesn't mean they are happied,,,,,,,

perhaps people just choose to move on with life.,,,,,or the discrepancy is not much? not worth fighting over?

no la... just personally from my fren who own a unit there... he mentioned so far not much complaints from other buyers during the time of delay... their owners group seems to have not much issue with how SHC handle the delay and LAD payments...

Uptown was vped during downturn of property clycle...everyone was hoping for lad than vped unit.

Already started painting white here

Don't forget to claim LAD for common facility which is 10% of SPA price if it's under HDA. Most developer "miss out" this portion, buyer also unaware. Everything stated clearly in SPA.

LAD calculation should be based on 110% of SPA price.
