BlkH has speeded up a bit from Jun, delivering about 3 duplex-floors(df) in 2 months(pace 1.5df/mth). From 20-Aug, it is observed an increments to 4 more duplex-floors in 29-Oct ie 70 days(pace 1.75df/mth).
Now the following guesstimation depends on which pace to choose.
Assuming to use the fastest observed pace (if they can at least maintain this 1.75df/mth pace), it takes another 9.4mths to start the facility deck / sky bridge work of this building.
This is only the construction progress that is guesstimated. After construction, paper work and final approval will take place until key collection.

Pace of L31(facility) = ~1 mth (inclusive all pipings, window frames/glasses, kitchen cabinets, a/conds etc are fully installed to all units)
Paper work till VP = x mth (anyone knows the shortest window?)
Putting any potential EoT aside, how would you calculate the LAD for first batch buyers (signed in Dec-2013 for 48 mths construction period)? Thx
