Calculating number of floors per a period of time is a good way to predict. (Understand need to buffer a few months of paper works from/wuth authority)
In fact buyers in the chat group have prepared to be later than Jan-2018...May have more predictions later.

actually shopping mall need more time to completed.
i think quite difficult to completed by 2018.
End of 2019 to 2020 may be posible.
most of the project need to completed
at 2018 already reach top floors. like ytl fennel.

actually the project is not delay as delay no work at all......this is due partly I believe is the inexperience in part of ekovest as developer.

when they started selling the soho and apartments, their master plan was only shoppes and retails in open space concept....then later they decided to have a proper mall instead of open concept...reapply for master plan changes, putting in the right foundation and etc........all these have caused the delay.....

I am not sure if ekovest will apply to DBKL to extend the spa period of 4 yrs to further since there has been fundamental change in the project.........hope not otherwise LAD value will be affected.

Are they newbie in property field?
I thought they are very experience developer because they got so many big projects from gov
It reminds me to Netizen projek in Bandar Tun Hussien Onn, now their whole project suspended/ canceled

A debut mixed development by EKV like EKC, has a critical reputation to build also, such that ppublic have good impression or faith in EKV's subsequent projects.

LAD issue aside for a moment.

on the bright side, the market is super slow now, and MRT line being one of the main catalyst for the mall's success, it needs time for reasonable amount of people to start taking MRT instead of driving, so VP later this year might not be good idea than VP 2019 or so. thumbsup.gif

even for own stayers, high turn over in mall tenants has more cons than pros in long run. smile.gif

LAD is 10%, loan interest is around 4.5%....how to lose if you got LAD?
