I do have the similar experience and have reflected it to them too.  At times the info given is rather inconsistent but I am aware that this comes mostly from the staff of other project teams or from the admin staff.  They do have the right attitude but that's really not good enough. If they want to get the staff to be client-facing then make sure they are ready to take questions from the clients.  This area needs some improvements.

Phase "8x" is the Tenderfields Precint with SD and Cluster.  Hmm... understand your frustration then as that (pricing) could be one of the most basic questions to answer.  What I suggest is that you sit down with the (more experienced) SA and request them to explain to you the features of the products, the township etc.  They have the iPad and layout of the precinct that can show you the available units and the price of your interested unit.

As these will be public access roads (not those roads in each precinct) not impossible for the public to use it.  But since now EM project is still under development, the access into EM will be closed after office hour.

Hmm... They probably quite short handed with staff coupled with big crowd to their gallery and the Swan Lake.  Just go to approach the SA - seriously, so far I'm very satisfied with their service attitude. I believe that they will be willing to assist wherever they can.
