TK and TKJ sekalian, my bad not being able to give live report
Overall, the response is not as hot as Ivoris which was launched in 1Q15. Of 46 units, there are balance of 12 when I left the sales gallery. Nevertheless, they are confident to clear it off in a week or two. It appears to me most purchasers are financially solid (I guess I'm not one of it |

One thing about the Brighton S&P (which I understand apply to Ivoris too) is that there are strict terms on maintenance of the facade (incl. color scheme, external reno and structural change) of the shops which I believe normally absent in other commercial contracts. Well, from practical point of view, this may not be easy to enforce as the title is individual and considering the commercial needs. But do acknowledge that so long as the change is not unreasonable, there will be some leeway to it. Personally, I don't have much objection and still hold the view that uniformity can help to maintain value though this is more applicable to residential.

Btw, the EcoWorld Conference still have about 20 seats available. Who interested but yet to register can still quickly go and grab a seat.

QUOTE(Princezz @ Oct 11 2015, 08:25 PM) Jason kor, I envy u having secure front row choice unit. I went in the afternoon and front row all gone and some of back row units were taken. I have expected the response to be overwhelming. Actually, I hv expected full take up. That is why I did not even bother to ballot. Were there a lot of people during balloting? Did people see something that we don't see? I am thinking twice about buying now. Any advice? Boss, the people around in the balloting room today is enough to clean up the stock. As I mentioned earlier, some were there to aim for the corners which were so quickly taken. Some might just like you only wanted to aim for the front row or specific unit. But seeing their choice units gone, they probably just gave it a miss which explained the balance at the end of the day. Back rows are not totally without any advantage. Bear in mind there are nearly 4000 units high rise in Velveton which provides a good support for Brighton. Just do a math you will know it needs how many precints of landed to match the figures for Velveton. Further the schools will be a crowd puller too. Those reside in EM will likely drive pass the shops at the back rows to send their kids to the school. In fact of the choice units of mine, I have reserved few at the back rows. There were some comments / views from some other TKs in the earlier posts but you need to flip through a bit Just my RM0.02. |

QUOTE(Princezz @ Oct 11 2015, 09:47 PM) Bro, you need to call the shots. What I can say is notwithstanding the fact that the response is not what many expected that 100% take-up in one day, it doesn't mean that it's a lousy project. Indeed, 80%+ take-up is fantastic. Based on the conversation I had, they will form the leasing team (which they had done so for EkoSky) to assist. It's also EM's interest to do their very best to ensure the success of the commercials, be it Ivoris or Brighton as they still have much more to sell in Silver Square. Further, the success of EM township is also very much dependent on the success of its commercials. EW is still relatively new, and they have done so much that make the public to have high expectation on them. Any major failures will severely dent the buyers / public confidence on them which to my understanding they will try to avoid at their very best. |

QUOTE(wong8981 @ Oct 11 2015, 11:16 PM) The leasing team will try to help liaise / coordinate with the agents to help the owner getting the tenant. Of course they themselves have some contacts too. All this no guarantee but it's an extra effort from them |

QUOTE(wong8981 @ Oct 11 2015, 11:29 PM) so nice ? You mean the pre-loan assessment letter for the balloting purpose? I just submitted the personal and income documents and informed the banker the value of property I'm targetting as well as the loan tenure and margin of finance that I'm looking for - as simple as that. The panel banks alteady have the basic info of Brighton.luckily u do not need a tenant, you are selling V... boss, during you getting loan letter from bank, do you need to submit anything related to the shoplot to bank ? mind to share how it works ? sorry for asking noob question here After today, will need to submit the booking form for them to do a complete loan assessment and approval. Overall, the process is indifferent than applying loan for residential unit. |
