QUOTE(Jasoncat @ Sep 19 2015, 07:45 PM) Yes you are right. This needs to check with LPHS. Append below the url for your reference. Not sure how's the unit selection process. According to the rule, those who rejected the offer shall be registered as "inactive" for 2 years and only can make a new application after 2 years..http://lphs.selangor.gov.my/index.php/pages/view/55 http://ehartanah.lphs.gov.my/lphs/index.php?opt=others_faq |

QUOTE(mamaky @ Sep 19 2015, 04:04 PM) wah, 100k ah... den not worth to buy any medium cost d coz if i wana buy for own stay, i will die die oso Q to wait for rumah Selangorku. medium cost is way too expensive. Facility wise, medium cost definitely better. Not sure if EM provide a guard house and perimeter fencing for simfoni. Not sure how many parking space allocated for Simfoni. If compare to D'Cassia of Setia Ecohill, symphony unit is 100 sqf less. Most importantly, medium cost units can be bought and sold anytime, no restrictions in terms of income group as well. QUOTE(MiracleLucky @ Sep 19 2015, 10:14 PM) The launch for Rumah Selangorku so grand. The decor are very details and elaborate. EW didn't spare anything. Did EW divulge more info on the medium cost apartments? Presumably MB came for the ground breaking ceremony, therefore in terms of deco, need to be on the par. Today main focus is on the Simfoni, no others. |

Featured in the StarTV... Seems like Tan Sri is there as well..
After the Simfoni, we will have the Karisma and Harmoni in future.... Karisma and Harmoni seems like have additional covered car park building as in the D'Cassia for Setia Ecohill.. Seems like Karisma and Harmoni are having 20 floors, a bit similar to De Palma series in Setia Alam... https://www.youtube.com/watch?v=h_b9QW3tQak This post has been edited by samkps: Sep 19 2015, 10:38 PM |

QUOTE(Smartguy1992 @ Sep 19 2015, 10:51 PM) if gov not allow to have loophole then it will not go to other people. the needy one you think innocent? the needy one I know they will sell it for profit one at secondary market too. best is gov not sell at all. just rent it out for needy one rm 500/mth including maintenance cost. topkek bodo gov cannot think that Even there is a loophole, doesn't mean you must commit to the violation. Cannot sell and just rent to the people in need for RM 500/ month? Then after 15 years, the house still belong to the gomen? How many manpower needs to be allocated by the gomen for such rental collection activity? Don't forget, this property is partly owned by the developer, not solely by the gomen. Gomen didn't fork out money for construction of such units. It is the developer to take out some profit to subsidize the construction of such units. In addition, if the units just for rental, somebody vandalize the house and leave, the gomen need to hire lawyer to lodge the court case again? QUOTE(MiracleLucky @ Sep 19 2015, 11:13 PM) Most developers have changed strategies to move into affordable and medium cost. So for us buyers, should we also change our game plan? For long run, landed houses still the most desired units due to land scarcity. I believe Rumah Selangorku are not for us cos most of us EM buyers already bought in EM. Medium cost perhaps? Capital outlay is low and easily rentable and sellable. Of course, to mitigate the risk, I think it is no harm to diversify the portfolio to some medium cost apartment such as D'Cassia and Ascotte Boulevard... Of course the commercial elements in the vicinity still the most crucial factor that needs to be considered for high rise. I maybe wrong though.. |

QUOTE(Smartguy1992 @ Sep 19 2015, 11:37 PM) ok stay 5 yrs then sell for profit also can. btw, 100k is a joke for profit. how come the developer make profit What I meant is the developer taking the profits from selling other units (not rumah selangorku) to subsidize the construction of these rumah selangorku. Yeah, please go ahead to sell it after 5 years. However, as I mention, this is fixed price subsidized products. Perhaps 5 years later other project will sell the same size unit for 100k as well, then who wants to buy subsale from you? |

QUOTE(Smartguy1992 @ Sep 20 2015, 11:45 AM) Land is scarce bro. wake up! this is like free food and no brainer. the cost of develop this about 200k per unit and they sell you 100k means you profit 100k also you don't want? see singapork HDB la increase price year by year. btw, how many years this Leasehold? parking car 1 for each unit? Lol, "land is scarce" is applicable more appropriately to landed property bro.. Semenyih/Beranang still have plenty of land bank for the construction of landed property, not to mention highrise.. Yeah, that's why I said this is subsidized unit, it is meant for those low earners to buy for own stay. Not meant for people to use it as investment tool to maximize the ROI... |

QUOTE(BEANCOUNTER @ Sep 20 2015, 02:09 PM) there are 101 ways to go around the restrictions. beside with so many rumahselangor in the pipeline, you think authority so free to knock on each door to do investigation??? Do you sure Simfoni EM is leasehold and have 50% bumi quota? but how many of us here not already bought a house? how many will qualify unless you borrow your little brother or sisters IC to buy. Bear in mind that most of these apartments have 50% bumi quote and lishold. |
