 Fully Furnish Rental Warranty Period?, Warranty period for electrical items?

Hi, am helping my oversea relatives to rent a fully furnish condo and want to know what's the warranty period for electrical items
inside the condo like aircond, fridge, electric cooker and etc?

For tenancy, any appliances, fixture, fittings are provided "as is where is basis". No warranty is given.

Nevertheless, if the fault is not attributed to your own negligence. You can contact your landlord for service or repair. The landlord will be obliged to repair the same.

For example: a leaky faucet or the air-conditioning is no longer cold because it has ran out of gas.

For avoidance of doubt, You should pose this type of questions to your prospective landlords to avert any disputes that may arise.

That means landlord is responsible for any electrical appliances problem as long as the damage is not caused by tenant?
So even aircond run out of gas after one year also should responsible by landlord?
Just want to be clear before negotiating for my relatives.

There’s no fix answer or industry practice from my years renting a house, to rending out a house. It’s best you sit down and go through the questions with your landlord. It’s very tricky when dealing with a fully furnished house.

Just would like to chip in a little...

Pertaining this, can this be included in the tenancy agreement?

Furthermore, if for the case of broken dining table, broken bed frame, etc... shouldn't the tenant also take the responsibility to replace them as they are utilizing the furniture or facility instead of the landlord?

Just something to ponder.

How about…

Under Tenant’s obligation section of your tenancy:-

(a) Subject to item (a) below, it is the Tenant’s responsibility to take reasonable care (fair wear and tear excepted) of fixtures and fittings provided by the Landlord.

(b) If the fixture and fittings are lost or damaged, the Tenant shall notify the Landlord as soon as possible. The Landlord may at its discretion request the Tenant to repair or replace the lost or damaged fixture or fittings. In the event the Tenant fails to do so within 14 days, the Landlord may at its discretion with the Landlord’s own workmen or agents enter into the premises to carry out repair or replacement of the lost or damaged fixture or fittings at the sole cost and expense of the Tenant.
