Hmm seems like after GST the property price dropped due to a lot of people releasing the investment.
On last May I just transacted 480k for 18x70.
The agent said cannot get that price anymore, and starting from 490k onwards now.
But all is depends on location too. The units facing other houses seems cheaper.

saw quite a number of unit extended the back-yard to do wet kitchen, how much would it cost for both 18x70 and 22x80 unit? any recommendation can pm?

i checked brickz.my and highest was 550K in Jan 2015 for 18x70 and 680K in Feb 2015 for 22x80. those are intermediate unit. current demand there soften due to surrounding new launch and subsale which is a bit larger compare to 18x70. Supply is growing more than demand in MR1 and MR2. I expect a stagnant price between 480-510K for 18x70 and 630K-680K for 22x80.

5-feet extension at wet kitchen for 22x80 shud be around 15-20K for ground floor only. Unless you want to extend 2nd floor as well. which could add up additional cost by 50% extra.

the M Residence master plan i saw just now already have Phase 6C, landed residential across the jalan batu arang up the hill there. Its another G&G or F&G... anyone know the details?

nearby a lot of under renovation, some times can get contractor numbers from there, and also can see how is their finishing looks like.

Sell it, nobody want to rent in rawang, and not much u can rent also.. , just my view.

If just work overseas, then maybe keep it to stay when come back next time.
