Correct..through taman sutera kajang rite..but still the road is quite horrible rite..just my humble opinion..after all jade hills is one of the property that inspired me to buy TH..๐Ÿ˜Š๐Ÿ˜Š๐Ÿ˜Š

the worst one is the two beams across the living hall on the gound floor. These beams are so thick that make the ceiling much lower if you want to cover the two ugly beams with plaster ceiling later on.

I have yet to visit the show unit. A bit far for me to travel there. But I think I will make time to visit the show unit really soon..

Talking about plaster ceiling, can anybody different this with skim coat ceiling? Can we do cornice with skim coat ceiling?

Yeah, I can say contemporary design. Not sure what is the price. But definitely will expensive than current parkfield double storey.

Parkfield Residences 2-storey terraced houses 70% sold

KAJANG (Sept 29): Tropicana Heights Kajangโ€™s second phase, Parkfield Residences, has seen a take-up rate of over 70% and 50% for its 2-storey terraced houses and 3-storey linked semi-detached houses respectively, said Tropicana Corp Bhd executive director Kelvin Choo.

The 2-storey houses have a gross development value (GDV) of RM308 million and were launched in March, while the 3-storey linked semi-dees have a GDV of RM 190 million and were launched in June.

The 2-storey homes have a built-up area of 2,203 to 2,977 sq ft with prices ranging from RM 835,800 to RM 1.82 million, while the 3-storey linked semi-dees have a built-up area of 3,079 sq ft and are priced between RM 1.23 million and RM1.64 million.

Parkfield Residences is expected to be completed in January 2018.

Meanwhile, the developer is currently working on their third phase, said Tropicanaโ€™s head of sales and marketing Ung Lay Ting.

โ€œOur third phase which constitutes townhouses and exclusive semi-dees will start its preview in the second quarter of next year, and so far our dates are still as planned,โ€ she told theedgeproperty.com.

Commenting on the slowdown in sales due to factors such well-regulated loan requirements, Ung noted that in the case of Tropicana, the rate of converting bookings to sales has been encouraging, even if loans generally take a longer time to be approved.

โ€œFrom our first phase and second phase buyer statistics, almost 80% are homebuyers, so we foresee this trend will go on until our third phase is introduced as well, and we are not so worried about the economic situation,โ€ added Ung.

โ€œWe are also watching the economy very closely. Many developers are holding back launches because you do not want to go against the strong [economic] headwind,โ€ added Choo.

Phase 3 is currently being planned and no details are available yet.

Tropicana also launched its RM16 million 16-acre central park, the largest park in Kajang which comes with a 750m linear lake and 2.3km-walkway that is 10 feet wide.

Some features include the floating gazebo and platform that serves as a meeting point. The park has approximately 150 trees aged at least 20 years old planted around it.

โ€œMany people prefer outdoor activities nowadays. More and more people are enjoying cycling and jogging around the neighbourhood. As an example, Desa Parkcity is filled with visitors during the weekends, and as a parent or even as a whole family, we just prefer outdoor activities,โ€ said Ung.

โ€œMore importantly, it is all about community engagement. When you have all these facilities, people of all races come out and engage meaningfully with each other which also helps our Malaysian identity to grow,โ€ added Choo.

Tropicana also opened its RM16 million, 7,100 sq feet property gallery which is part of their two-acre recreational hub.

The property gallery will be converted into a clubhouse when the show units are no longer needed.

It will feature an Olympic-length swimming pool, kids pool, gym, tennis courts, and sauna, among other facilities.

โ€œWe hope all these facilities will add value to the community. For example, if homebuyers wish to have meetings or hold any functions, they can always do it here in the clubhouse. We want to make sure we give back to investors what they have invested, and this is one way we can do it,โ€ said Choo.

I believe can but could have some restrictions eg on number of pets reared - this shall be a more reasonable approach rather than a NO.

Its quite difficult actually..need to clarify with management and need to refer in the SnP fir the related clause..maybe have some regulations cause because of gateless concept..

According to my SA, it will be starting from RM 2 millions for those Semi D before discount. The land size probably at 40 x 80.

I don't think that they are launching anymore DSL. I personally thought that Parkfields DSL are the last ones around. Idk. I may be wrong.
