Hi all would like to discuss on the GRR (Guarantee Rental Return) scheme which is getting more and more general in Malaysia. Its been years but not sure anyone here open a thread on this

What do you all looking at when come to GRR scheme?

What kind of percentage of return would you accept (I know its as high as possible but we discuss a more precise %)

Yeah some will see it as factor in price and doomed project, that's y it give rental return.

Anyway some now giving reputable hotel as the guarantee rental, so its kind of ok. I am not sure
I just wanna to see how everyone think about GRR only

i never trust on any GRR project, just wasting of time and higher risk than others

For me is better for the buyer. As if you have no tenant issues. And also you can let the management to build up the area.

I have a project with GRR returns, if you interest, can pm me.

on the other hand, why not concentrate on list of successful GRR projects?

Cova Villa
Subang Empire Hotel
Swiss Garden Residence
Fraser 188
Casa Residenza
The Arc
Some Port Dickson projects
Some Melaka projects
etc...

The Boss @ Klang is one of those that fail, not even completed ..

i dont recall any top developer will have this package, the most is they offer DIBS those day

It was a marketing exercise to underwrite ROI of a very uncertain project. It has now become a red flag. As with any novel marketing technique, back then it was surprisingly effective as it gave buyers the illusion of being risk free. Little did they know they were paying for this privilege directly.
