Just made complain at bukit raja. Crm say there will be fencing phase by phase in new area except saron.

Saron buyer can set up community and consult SD for set up the fencing.of coz on our own cost.
SA told me saron valuation up to RM600k now,can refinance for renovation

As per my understanding, Saron is categorized as Rumah Mampu Milik, which is a subsidized hse. Other phases are fully priced hses. So, cannot make direct comparison with other phases, no?  

I believe SA are fully aware of the subsales and the market price of their area property..
600k valuation maybe is informed by Their existing buyer or maybe they do valuation checking for their subsales property.

I support putting up fencing for Saron 1 & 2 also even at our own cost! I think it shouldn't cost that much anyway. =D

Saron is intended for own stay.. Not for renting out..

If someone would like to voluntarily spearhead I'd be very willing to help & be part of the community group With that maybe we could even organize to do fencing for Saron or just monthly "TT" sessions to discuss current issues.
The last I've checked with DEHN Type 1+2 is RM1200 including installation supervision from the seller. You'd have to engage with your own electrician to perform the actual installation. I've yet to get a quote from ABB. If you're also scouting around and have a better price please share.

Effort wise, I'd say not much. It will be just like installing a MCB I suppose, not sure how much re-wiring work would be involved. Good point, I'll ask and get back to you.

R22 Only. It is standard non-inverter piping. 2.5HP max for living hall, 1HP for master room.

sometimes when I use the main bathroom, there is a loud sound from the ceiling on top of me. not sure what is it, maybe from the water tank.

Really unlucky, my master bathroom leaked and the ceiling at the staircase area are dripping water seriously. The only lucky thing is, it didn't damage the newly install plaster ceiling and the staircase wooden floor.

I recommend each owner must test the bathroom GAO GAO (e.g. play water in the bathroom for long period) and ask the contractor to fix it right if there are any leakage.
