Just something i posted in another thread about Seremban property, but i would like to share it here as it is related to BSS.
http://www.thestar.com.my/Business/Busines...ilan/?style=biz To say that Menteri Besar Datuk Seri Mohamad Hasan is a in directly helping BSS is not an over statement , because this policy is made after BSS has fulfilled their Bumi quota for the entire township development by their earlier phases. With this change of policy, a lot of developer will face problem of having too many bumi units occupying their project and unsold vacant, that will slow down their sales for non-bumi purchasers and push down the value of the property. I saw this is happening in Ainsdale, still a lot of bumi units unsold. 5 out of 10 units are bumi-units, those with good direction or better view also occupied by bumi, how to buy??? On the other hand, Moving forward all BSS new launches are international units and the pricing will definitely be more elastic. |

QUOTE(my44 @ Jul 26 2015, 05:48 PM) Hehe I like! I've played on clay before and sliding is very nice. Oh i just read your comment carefully, as a non resident you need to get a resident to bring you in as guest. the membership is only offered to BSS home owner and Matrix school students. Bro, does this tennis court available for paid hourly rental to non resident? I'm quite interested. Not sure if future they will open to public or not in future. Anyway if you are not buying BSS i can still invite you as my guest to play, sounds good? |

QUOTE(BRE @ Jul 27 2015, 11:34 AM) The restaurants are opened to the public, then how abt the pool, tennis courts etc bro? Can the public use it without a member bringing him/her in? Bro, as far as I know, besides restaurants, bowling, n snooker are opened for public, coz these are paid activities, all other facilities required membership or being the guest of the member. No fee is required for swimming, lockers n shower, even give you clean towers, all court games, gym, reading room, kids room, mini theatre, etc. How much you pay per month for the clubhouse as a BSS prop owner? Membership is free for 8+2 years if you are elvina n dextora owner. |

QUOTE(BRE @ Jul 27 2015, 03:50 PM) Bro, I just got the following info from the SA :- I saw a notice for bowling price for member and non-member, so i guest it is open to public. 1) only the restaurants are opened to the public. The others not opened to the public 2) free access for 8 years only (they call it 8 terms with 1 term = 360 days? 3) after the 8th year, there are 2 packages ie a) individual package- pay RM1K per year b) family package (inclusive of spouse & children), pay RM1,800 per year RM1800 per year quite a lot leh, I tot membership is FOC for life! ya... the way they count 360 days per term is a bit odd. Anyway after S&P stamped and Loan Agreement signed can start apply for membership. So you earn 2 extra year of free membership. Ya... after 8+2 years then decide want to continue the membership or not lor. But can't be forever free lah, how to maintain the cost wor? |

QUOTE(BRE @ Jul 27 2015, 05:10 PM) The membership fees should have been factored into the selling price lo bro so that buyers will be happy to get a free for life membership! well.. if factor life time membership in the house price i think they will lose their competitive edge. Anyway, RM1800 per month is too high IMO, maybe around RM500 pm should be OK. If after the 10th year, u decided nt to be a member because dont want to pay RM1800 for life and your kids bug u to bring them to the pool in the clubhouse! Anyway, how to define life time? The life of the property owner? Or the life of the house? Some people really don't bother about club house facilities, if you force them to pay for it is also not fair. |

QUOTE(BRE @ Jul 27 2015, 05:28 PM) Yeah, it's good to make it optional if owners dont want to pay for it and dont want to use the facillities in the clubhouse. The house is Freehold leh... haha... that would be nice! Of course owners would want the life of the house definition lo bro! If Matrix can give lifetime membership then it will be one of the factors to entice buyers to buy. |

Matrix's share is at RM2.6 today, which is at their 3 year low, still giving 5.6% dividend.
Whether this is a good stock to buy will need to study their company fundamental. Any taikor & taikaje has any insider info? |
