hi bro bro sekalian,

I checked out penduline at the sales gallery, it's very tempting, gf n i like it so much, the problem is we already have 1 apartment going to complete by next year. (purchased due to emotional), after that we did plan to buy 1 landed once we are financial capable.(future plan la...).

After saw this, I'm very confused whether we should go ahead to use all the saving for this or skip this and look for others when we are financially loose (wish i dont think so).

if we go,
scenario 1 :  we stay at the apartment which is going to complete next year and sell/rent when the penduline is almost complete.

scenario 2: worst case is we have to handle 2 houses installment ourself which is very omg! loll...

My gf n i hope that we wont fall into another emotional trap this time since we still have time to consult others.

please give opinion on thsi whether shall we purchase penduline or we shall wait further for other options. e.g. subsales...blah blah...

thanks so much...

Realistically, the whole area, BR, ES, TA will only come alive after 4 to 5 years, no one will shift in as construction is all over the area. It took kota kumuning maybe 10 to 15 years to get fully occupied.

I think you need to prepare to stay at your new condo for that period of time and also paying for your new house for min 4 to 5 years, after that you could either rent out or sale your condo

nope, the plan of his is to move into penduline, so the apartment will be for sale/rent.
if penduline is an investment plan, then holding for 4-5 years are needed.

it seem commercial in canal will rely on BR shoplot even after vp of penduline.

If he plan to move in after VP then could be 2-3 years but the place will be virtual construction site.

welcome back~~~
we are back to leasehold vs freehold rclxm9.gif rclxm9.gif

Guru BRE mind to share any freehold development that offer something similar to BR ? in terms of pricing/concept/size/township planing, so other potential buyers will have more choices to choose and compare. Setia Alam is well known already and i think potential/existing buyers here already know why they pick Canal rather than SA.
i bet your comment will be even more constructive if added with this info hmm.gif

I think sierramas/valencia townshop is quite similar to BR/TA/ES, I am interested to find out what is the potential, pros and cons of of BR/TA/ES compares to Sierramas/velencia, I believe sierramas is leasehold and developed by Gamuda. Incidentally Gamuda is one of the developer at Canal City.

Between BR/TA/ES, in the price range of 900k, which investment has the best potential.

Thanks a lot
