Getting my keys this Saturday as well. I would suggest you do a self inspection, that way you can take your own sweet time and list down things you are not satisfied with. Obvious defects ( touch wood there are none) are easy to list, when in doubt, list it anyway and let IJM decide whether it is a defect or not. It would also be better to check if there has been a heavy downpour to check for leaks from ceiling and window seals, those are the hardest to deal with. The rest should be pretty straightforward. When in doubt, just take a pic and post it in the Fb group. If enough people complain, perhaps we can get IJM to do some rectification works.

Pretty much similar to what Ms Hashima is doing , security first so grills and alarm. Kitchen cabinets and wardrobes. If budget allows, get an ID contractor, they normally handle everything, that way for your renovation you will only deal with one person, instead of getting multiple contractors who deal with different stuff, that would be a hassle.

Sorry to hear about your bad experience. I have one or two recommended by friends who has done a good job on their crib. There will always be bad apples around smile.gif

Regarding phases, Rimbayu says that they launch new phases when the current phase is 70-80% sold until they fulfill the master plan.

Buying a property would depend on what you are buying it for, for rental ROI you would be better of buying a SOHO or sub 700k apartment/condo. For long term appreciation you will go for landed or pay premium for the few remaining freehold areas left in Selangor. Nowadays alot of new properties are leasehold, it is already becoming a norm. For own stay you would first look at the environment you want your family to grow up in, instead of looking at ROI numbers.

I seldom worry about things which will happen only after I die, however looking at property trends, price only goes up, never comes down, it may be stagnant, but the much awaited property bubble burst where everything drops 40-70% almost never happens.

Renewing the lease will also be much cheaper than buying a new property for my children, by that time they might already be 90 years old themselves, so let their children go crack their heads about it.
