KUALA LUMPUR (Oct 8): IJM Land Bhd plans to launch Bandar Rimbayu’s seventh phase development, named Penduline – a residential project with a gross development value (GDV) of over RM400 million – by year-end. Bandar Rimbayu is located in Telok Panglima Garang, Selangor.

The new phase consists of 625 units of double-storey link houses, with built up sizes ranging from 1,800 sq ft to 2,200 sq ft, said the company’s director Edward Chong at a press conference last night.

“The average selling price is estimated at RM650 psf, with the lowest selling price starting from RM680,000,” he added.

Since development started two years ago, Bandar Rimbayu has launched 1,818 residential units. It has also handed the first and second phase residential units in the first and third quarter of this year. The 1,879 acre township has a GDV of RM11 billion and IJM Land has plans to deliver 12,000 homes when it is completed.

Chong said the fifth phase development, Wisteria, the first gated-and-guarded township in Bandar Rimbayu, has reached a take up rate of 60% (it was launched in May).

Wisteria comprises 231 units of double-storey link houses with built-ups ranging from 2,388 sq ft to 2,449 sq ft. The selling price starts from RM901,800.

Last month, the company has also unveiled its sixth phase development, Blossom Drive, the first commercial project in Bandar Rimbayu. All 48 units in the phase have been fully taken up.

Meanwhile, Chong announced that IJM Land has entered a partnership with Northstar Associates Sdn Bhd to develop Oasis International School in Bandar Rimbayu.

This 11.9 acre American international school expects to start the first phase development by December this year, with an initial intake of 600 students.

“The first phase of development, consisting of administration building, classrooms, auditorium, sports facilities and parking bays, is set to be opened in the fourth quarter of 2017,” Chong said.

640K too expensive leh, top up 10K can get 22x75 in BPW or get bigger DSL 22x70 2100sft in SH for 636K,

I think should be compare same area.
Because that's just compare house house size, havent factor in the potential of the area.
if compare in this way, many places also able to get bigger size house and lower price.
ES 1.5 mil price also can get many house outside with bigger BU and land smile.gif

Boss, completion should be Q3 2016 however last week rimbayu SA is saying they are not sure when will be the 'opening' for this new route.

However, there is a talk on WCE and route to SKVE/ELITE this weekend in TA, refer to post #1600 in TA forum for further details.

Anyone have further info on the shop houses just launched last month?  Dimensions? Footprint? 2/3 storeys? Price? Sales package? Etc...

Yes, agree with you boss, I'm comparing the DSL for 2 brand new townships. Since there is no 20x70 DSL in TA & ES, so cant compare within the same area.

Another new township BPW 22x75 DSL 650K freehold. All 3 within new growth area.

If this case, will be developer thinking canal city area is much more higher potential compare BPW. Just depends on buyer buy this assumption or not.
Even last time phase1-2 also also many keep compare same price can buy freehold Alam Impian bigger size and bu house. So depends consumers want what.

Correct bro, it depends on whether the buyer think it is worth paying this price for Penduline as compared with Begonia in SH & Avira in BPW as the latter 2 have bigger land area & b/up than Penduline but both are cheaper. Furthermore, SH & BPW are freehold as compared to leasehold for BR.

Yes, whole canal city is leasehold. Believe those opt in the main reason they love the 3 developers will build nice environment with lifestyle there.
Even i asked those why buy here, come from cheras/old klang road and etc. they said they love the township concept.
So take out this factor, i believe they will select other many areas.

Yes, township concept, landscaping & the environment are also important factors to consider, apart from land tenure, land size & b/up. These 3 developers have built up their good name so naturally they will have many supporters, despite having a Teluk Panglima Garang address aka Fierce General Bay? biggrin.gif

If bigger built up and freehold but dull place like AI, i rather choose happening place in canal city.

Somemore not under Shah Alam, sure more happening than other like AI

AI = Alam Impian bro? Y do you say it's a dull place? hmm.gif

Got to see also whether the local authority's services for BR is good or not as it is important that their contractors provide good services like timely collection of rubbish & waste, no delay in tarring roads, clearing drains, fixing the street lights etc . If I remember correctly, the top 3 performing local authorities were MPSJ, MBPJ & MBSA. Nt sure abt MDKL.

Commercial wont be work in AI and local authority will improve time to time also although still kampung district, just like Sepang, after have cyberjaya, promoted to perbandaran on 2005.
