True, strong holding power needed, its buyer market now. But if it is for own stay, can go ahead.
And I think unsold is more than 30% , LOL..

Once Penduline is opened for sale, this will aggravate the unsold stocks in BR, TA & ES since it has 600+ units? blink.gif

It will spoil the purchaser as buyer will have lots of choice to suit individual needs. tongue.gif

In term of psf, in fact it's not cheap. Just a countermeasures to counter slow down in property segment. High end property will be difficult to sell at current market condition.

For developer, they need to consider their cash flow, it's better for them to generate sales than just pay interest to bank without income.

Anyway, for IJM, their landbank in Canal City is big, they have plenty of opportunity to tune it accordingly. Just my 2 cents

Penduline, terraza, bayan are 3 diff product.

What i meant earlier was unsold unit in terraza is more thAn 30% and same applied for bayan.

After penduline DSL, i think canal city might focus on other development instead of residence.
Rimbayu - year end 88 shop lot, and beginning of next year service apartment.
Eco Sanctuary - because they launch all type of segment house together already (Super link, Semi D, Bungalow, Condo). They might focus their commercial part, like Convention Center, office tower?
Tropicana Aman - they also have big plot land for commercial. since still got numbers of unsold at that area, not sure they will launch phase 3 first or shop lot / office?

boss ES has no plan yet for commercial, and no info sharing to outsider about next launch too.

for ownstay and if you like it, can go ahead.
for investment, i hope property hype is back during VP, else holding power is needed badly.

if you cash flow is strong and seek for investment in this timing, suggest to look at subsale.

Yes bro wong, I undertand your earlier posting, tht is why Im saying with the launch of Penduline will this make the more than 30% unsold units in ES & TA go on for a long, long time due to the much cheaper 600+ units in Penduline launching soon?

Yes bro, in terms of psft Penduline is higher and it is important for IJM to generate more cash flow from Penduline than having so many unsold units with zero cash flow. Im sure they will kena tembak from shareholders in AGM if tadak cashflow due to stiff competition from TA & ES! biggrin.gif

What IJM should do is maybe gradually increase the prices and also the b/up and land area, maybe allocate 150 units for 20x70 DSL, another 150 for 22x70 or 20x75 and finally another 2 phases for 23x70 or 21x75? Be more creative and launch 21 or 23ft wide DSLs la, dont always stick to 20ft or 22ft! This will create the attention & the hype in the slow prop market! nod.gif

Unlikely, even if any, the effects would be very minimum.
As mention by President Wong, all 3 are different products targeted at different segment.
