ADPL has already obtained... so you are well proceed for the SPA signing once you get your loan ready... the purpose of asking you to pay the 5% is so that developer can ensure you are really a genuine buyer at the old price.... to lock down pricing they request for the 5% to be pay... by SPA signing you no need to pay anything... you proceed for your loan and subsequently... if and only if your loan rejected by all banks... full refunding of the 5% and your booking fees net of RM500 will be return to you... basically the flow of the developer is this way... the 5% payment to lock down your old price or else... the new pricing will be 7% more.... it will cost more than the money you paid to lock the unit price... to go on or not to go on... it depends on you.... if you think that your interest income for the 5% deposit is more valuable than this property... by all means proceed for cancellation...
