Hi, would like to check with you, if i would like to convert a cement counter top to storage cabinet, are you able to do it? it is because i have a dry and wet kitchen in the condo and i would like to convert the wet kitchen to yard & storage area. The concrete top is about 7ft. i am thinking either to demolish the cement top and redo everything or just convert it to storage. please let me know roughly how much does it cost? Thanks

Renovation Tips Here are some renovation tips if you plan on a home renovation project in Malaysia, I’m sure you would have given it much thought and probably made plans for it. After all, renovating a house it is not something you do all the time.
You’ll already know that mistakes are hard to undo and costly. It is also not small matter if you are unhappy with it work since you have to live in the house everyday.
Here are some tips to add to your checklist to ensure that you have done all that is possible to reduce problems later on.
1. List down everything you want to do on paper first. Create a priority list so that you know which part you want to do first. This helps you to save on costs. Only then you can deal with the smaller items later.
2. Decide on your budget and make a decision to stick to that budget. Do budget for some extra cost of around 20 to 25% more for extra cost. This amount is normal for things you didn’t plan for or extra material or minor changes to the renovation.
3. Have written plans or at least simple drawings to illustrate your ideas. Make copies of the plans and drawings so that there won’t be any arguments or miscommunication. Making copies is very simple nowadays. Just get your digital camera or your phone and snap a photo of your drawing. Always refer to the sketches and plan if there is any disagreement.
4. Consider an architect or draftsmen to produce the drawings if the renovation is more extensive. It may cost some money for the drawings but mistakes and redoing mistakes will cost more.
5. During the planning stage, consider the size of the project. Sometimes it will be better to break down the renovation project into smaller tasks. This makes it easier to organize your planning. However, do take note that your contractor may not think like you do during construction. Take this into account and allow for some leeway.
6. If the purpose of your renovation is to increase the value of your home with plans to possibly sell it later, consider your neighborhood and the type of renovation works. Installing expensive toilets and bath may not work will in a middle class neighborhood. However for most house, renovated kitchen cabinets, clean new toilets and repairs to doors and floors probably may increase the value.
7. Set a time schedule and buffer in extra time for the renovation. This may seem like extra work considering how Malaysian contractors work. However at least with an agreed time span it allows you to have a bargaining advantage later on. It you did not set any time schedule, the contractors and take their own sweet time and work on other project first
8. Get a several quotation for renovation work before you decide to start. Even if the contractor is someone highly recommended. This way, you have an idea what is the range of cost. Also ask how are extra cost calculated. You have to consider the quotes and not choose the cheapest quote. Some contractors under quote early to get your renovation project and make up for it by charging much higher for work variation
9. Consider your own time. While it may be cheaper to employ individual contractors for specific works like wiring, concrete works and plaster ceiling. To supervise to get them working together can be a headache. For smaller renovation jobs, it may be cheaper to get individual contractors
10. If you are practically renovating your whole house, it may be better to give the entire project to just one main contractor. That way, you don’t have to mediate and coordinate the different contractors. It may cost a bit more, however for your time and maybe sanity, the extra money may be worth it. You can focus on making sure the work is done to your satisfaction.
11. Try not to target your renovation to complete just before festive season. Contractors tend to charge more and may rush when you push them too hard for a deadline. You are pressured to have your house ready for holiday and may decide to give in to a contractor because of this.

Getting approvals from the local authority:
Many home owners don't bother with getting approvals. They prefer to proceed with the renovation and then pay a fine when they get caught. But I don't think I want to take this risk because:
1. If you're in the middle of renovating and people complain about the noise, the mess or generally about how your house is going to contravene the local by-laws, they can ask you to stop work
2. After the job is completed, the local council can order you to demolish the renovations
So, as a prudent investor.... follow the law...
Most contractors will do all this for you without hassle and they will charge you about RM5,000 for a double storey link house but you can typically get it done for half that cost. The 1st thing to do is to visit the MPSJ and get the forms. You can start to submit the forms before the property is handed over or transferred to your name and normally it takes some time to compile all the documents needed. If you are messy like me, several weeks is needed... Typically, one will need to submit the following:
1. The renovation form - obtained free of charge from MPSJ
2. Approval from both sides neighbors - this took me over a month to obtain as I had a very difficult neighbor (you might need to support this with a land search to prove that the signatories are indeed your neighbors)
3. Latest receipt for MPSJ Assessment rates or local council rates paid
4. Land title in your name or if not yet your property, the signed and stamped SPA
5. Architectural drawings - you will need to engage an architect or a draftsman for this and if there are structural changes to the house, an Engineer's endorsement is required (normally the architect can arrange this)
6. The original or latest Certificate of Fitness (CF) or now known as CCC
The architect normally charge about RM2,000 to RM2,500 for the drawings, depending on the extent of the renovations and obtaining engineer's endorsement. I actually spoke to a few people and tried to negotiate but it seems they have a cartel... everyone seems to be charging this same price and refused to budge.
Then there are other fees... and a RM1,000 deposit from Alam Flora for rubbish and debris disposal (RM500 for each floor you want to renovate). It is best to get your contractor to dispose the debris so that you will only incur a one time RM270 rubbish dump cost. If not, that will be RM270 for each time Alam Flora collects a full dump. This will be deducted from the deposit. Then there are the "renovation plan processing fees" which include for example:
Ground floor RM70 1st floor RM60 Storage of construction material at your site RM180 Sanitary fittings RM5 for each bath/toilet A sticker to put on your gate RM10 "Government fees", whatever this is RM375
and .... the details are all in the MPSJ forms.
Upon submission, it takes typically a week to get an approval provided there is no query or rejection of your plans. The architect suggested submit a compliant plan .... apparently, as long as there is no huge variance from the approved plans, you won't get any hassles from MPSJ. However, the drawback is, you won't get a CCC so this will be complicated when you want to sell the house in the future. So, you should just follow the plan.

This is just few things I confirmed want to do and there are some other reno (painting, repair, recondition) which can only be discussed face to face.
