Signed SPA today. Paid the balance 10% to Aset Kayamas upon signing the SPA.
As for the leasehold period, it was confirmed by developer that the 99 years will be commenced from the date of the issuance of the title.
One of their projects, Park Hill in Bkt Jalil. The title was issued in this year and the 99 years commenced from year 2015

From my understanding, the land title wil be transferred from DBKL soon and the leasehold of 99 years will be commenced from the date of the transfer

According to SPA lawyer, buyers can arrange to sign SPA in solicitors' office or developer's office.
If you say u want to sign it in developer's office then i think paying the balance 10% by credit card shd be ok.
Better check with developer or your lawyer

Having checked with my wife, she signed on the signing pages only. Normally only loan agreement requires the borrowers initial on every page and sign on the signing pages.

I will check with the bank tomorrow see whether the balance amount cheque has been cleared

Who did u issue the chq to? Developer or lawyer ( stakeholder a/c.

Developer can't collect deposit.

Issued the remainder of the 10% to developer.
Developer had obtained APDL license so they could accept our payment / deposit.
The SPA will be dated n stamped after buyers and developer signed the SPA
