According to SPA lawyer, buyers can arrange to sign SPA in solicitors' office or developer's office.
If you say u want to sign it in developer's office then i think paying the balance 10% by credit card shd be ok.
Better check with developer or your lawyer

If you say u want to sign it in developer's office then i think paying the balance 10% by credit card shd be ok.

Hi Ray. When will they date the S&P? Did u initial on every single page so they can't change the content? Some lawyer said the land is owned by the developer hence there is no charge. Other lawyer said developer will buy the land from DBKL then will charge to a bank but the S&P seems leave it blank.

Funny story all over te place. Final Question, have they cash out your balance paid?

Hi Guys,

Better ask the quotation for loan legal + reimbursement fee on same lawyer before you sign SPA. Do not ink on SPA if is not reasonable fees because new project is cheapest.

To add on, I am very particular on this sort of loan legal + reimbursement + MRTA insurance because all sum up is around 10k. So, better bargain a good deal. If you factor all these fees in to loan and loan tenure is 30 yrs, end up is RM18k. Why paying so much for not so important documentation.

Having checked with my wife, she signed on the signing pages only. Normally only loan agreement requires the borrowers initial on every page and sign on the signing pages.

I will check with the bank tomorrow see whether the balance amount cheque has been cleared

The legal fee for loan agreement + 0.5% stamp duty quoted by the lawyer was RM5,439.40 after 30% discount ( loan amount is RM352,800 )

2 pcs of land. 1- with restriction to build hospital only subject to amendment and ownership still with DBKL. 2- with restriction to build DBKL hostel only and the ownership still with DBKL.

1) amalgamation between the 2? If yes, the S&P shall reflect the new title?????? Rather the 2 old now. This is why need to iniial every page signing page so the pages won't be changed.

2) assumed the developer is the new owner? Will they charge the land to the bank? Another area to consider.

3) will the remaining lease to be renew?? most likely yes if the developer took over from DBKL and pay the premium. If not, too bad de...... Is This must be inS&p???

4) any approval from the relevant authorities for the 54 months construction period. 54 months from the day they date your S&P. many signed have no clue when they will date it. It's good for cash buyer. Loan buyer pls pay more interest.

So is easy and happy to sign the S&P now if the air remain grey so be aspect the worst if it turns sour.

Any potential buyers or buyers can share if u discover anyhing.

Homles, razakmas and dbkl hostel would share this piece of land. Total units ard 1000. Lease would definitely renew to 99 yrs.

the VP date for Holme also 54 month?as a loan buyer the early start to pay installment is better to reduce the interest but there is still a risk that may late of delivery ..hope everything smooth

Normal circumstances the full loan repayment kicks in 37th months after the 1sr withdrawal irregardless ( eg, abandon etc etc....) can't remember so check and read properly the LO clauses.
