Nilai is very near to Labu, plus the state goverment plan to built more infrastructure in future

Sime Darby is the one who will get benifits and advantage with this HSR @ Labu via their current ongoing project - Nilai Impian, Ainsdale..

Some one offer me a pcs of land. Not cheap and not expensive. Should I grap it? Can build Petrol station.

You should. Plant banana better.

you are right. Banana better. Very high profit margin and 365 days yields. Only need 2 bangla can handle 10 acres land.

But the labu land that I got offer. Too expensive in psf for farm as it is not agriculture type.

Rinching/ Beranang still can find very cheap land. Plant banana is better in that area. pay back method shorter or Return on capital employed is better.

Aiyoh, plant banana is like collect rental ma! Later u can become developer to build house/condo and sell to those kaki lor.

developer build house is no fun. you can't complete with big player like sime. gamuda. sunway. worry market. worry crash

I rather plant more banana and export to singapore. earn 2.7 exchange.no worry market. crash.

Btw. the most profitbale months for banana is actually puasa month. demand > supply. Can increase price too

stall seller don't buy my banana. many other will do bcs demand > supply during puasa.

If HSR station at Labu failed, the Vision Valley City, which is developed by Sime Darby would also become a failed project. At the moment, the houses in NS are oversupplied and not much commercial activities.

I still remember everyone invest the properties in Sepang, Nilai and Seremban when KLIA was built in Sepang. When the economy crisis hit the country, a lot of project, buildings, houses and shoplots were abandoned.

Got HSR station not mean it will success.
