how much for the 650 sft 2 BR?

your location map is unclear? exact location pls? is it near to the shell near taman daya? (here: https://www.google.com.my/maps/place/Daya+S...74b3e13dd69f9eb



from your sketch it look like location is in taman daya, not mount austin golf course. (people cannot access mount austin golf course frm there, need to go over towards sunway college)

Austin doesn't command $450psf to begin with especially with the influx from nearby pallazio with its
1160 units.

near an old light industrial area (along mutiara emas 8).
along that road jln sagu 36 has old low cost apartment. some units will face that.

there are a lot of smallish units in that area nearer to sunway college.

not 100% sure, but what seem worrying is austin hill golf course has not been managed well. could be that piece by piece, the owners of that land seem to be selling off to othr developers. also heard that management of the golf club has been sublet to vendor.

the water theme park opening has been continuously pushed back, from end 2013, to end 2014, till now supposed to be end 2015 rclxub.gif

if this development access is from taman daya side, there will be loss of prestige factor.

the site map point given is strange. it shows a spot next to sand bunkers of the golf course. i think the actual site is nearer to jalan sagu 36. this means this is a taman daya property.

daya view apartment in front of it, low cost apartment 160-170k RM for 900 sft unit.

personal opinion.

Yup.more to taman daya than austin.in out to main road quite congested .need to pass few other taman before u can reach main road to to JB ie: EDL / Jln Tebrau / PG highway

from there, take the roundabout, go to taman daya shell station, then along jln daya cut across adda height, to reach EDL smile.gif
house in taman daya quite old, and the apartment there looks shabby. i also think the map on developer site is slightly inaccurate as it shows development site on the golf course itself! if it's true then the austin hill golf course teruk already, until the course itself sell off to build condo??! sad.gif

The price is lowest around the area... there is definitely a room for price appreciation.. still a good investment.

With lower entry cost, you have more bargaining power to rental.

I do not think it is 20% below market price. Just did some research and saw that the current prices of palazio is around the same as Arc. also, Palazio is much nearer to Aeon tebrau and sunway college.

There are lots of houses around there as well, which costs around the same. So why bother buyin somethin that is new (n yet to be completed) when u can actually buy ready serviced apartments at the same price?

My 2 cents thought.. talking based on google maps and online reviews. not staying around JB area.. :-)

ok, my kucing kurap 2c.
important thing now is, for ARC, where is the entrance? if from austin height entrance, go past the golf course (ie past kiara 2 houses) then a bit more premium feel.
but if access is from taman daya side near the old aparments.. then not so nice feeling.
my understanding from the location is that it's the latter access. smile.gif

Half a year ago if not mistaken. They did many events for group buy. Each time package slightly different.
