The long awaited MRT2 station out.

Which project market value still not up too much and still can get good potential yield? affordable own stay.

For me

1) Kepong
2) Serdang to pasar borong.
3) Salak South
4) Cyberjaya.

For more safe kepong lo. Cause kepong is the most highest in% of Chinese in all parliament seat.
2nd salak south
3rd Serdang pasarana borong
Last cyberjaya coz to far form kl.

If majority Chinese is a major determinent, why kepong prices still so cheap??? got ktm & damansara nearby also...

Jalan Ipoh. However the existing development need to bear with construxtion before reaping the fruits.
Quite numbers of pocket of empty lands within close proximity to MRT stations

And this pekeliling land... So long not developed. One of rare TOD with monorail-lrt-mrt2 combo

Is it wise to invest in low end shops below apartment nearby mrt station?

Will it be a better bet than condo?

kepong price not cheap le infact a single storey transacted at 1 whooping mil where as u can still fetch pj double storey at such price.....

That is a very good question.....meaning with mrt2 in kepong now...invest now...will make significance capital gain.

Couldn't agree more. Normal apartments less than 1000 sq are available at the price of rm 400k and above, not to mention the landed properties.

Since u said kepong cheap mean got high appreciation.
Cyberjaya IT concept almost for 20yrs still not see any resident population as a town for cyberjaya but the price is keep going up 'dangerous'. Further now MSC title is everywhere.
To compare putrajaya much better than Cyberjaya least putrajaya population in growing with price going up as well.

Nope if cheap doesnt mean got high potential..Look at cyber, so many yrs cheap n ppl say so much potential & until now cyber remains among the lowest cap appreciation...

Simple search on Iprop reveals most 1 storey terrace kepong around 400-550k..

look at this mister.

anyway the kepong prices has been oddly priced due to some wiling buyer simply splashed money for certain areas. Its hard to believe but it is true. There is demand for certain high networth individuals which drove the valuation up.
Personally my parents sold theirs at a very high premium as well since the buyer wanted the house badly to accompany their children and their grandchildren during their old age who lives nearby.
