Thanks for the helpful comments everyone. I've been researching on how to setup a smart home that does things locally, because I feel like cloud services not quite secure and usual privacy concerns etc etc. Also need to keep worrying whether suddenly the brand decides to stop supporting the service then all the smart items becomes a brick, or suddenly decide to charge monthly fee for features like many did.

After reading so many I bought some Moes zigbee switches and dimmers as their switches seem the most tactile feeling and isn't too expensive. I also just ordered some ceiling mounted 24G human presence sensors. But actually for the gateway I went to Taobao and found a 10-inch wall-mounted screen that fits into our wall boxes with built-in wired hub. Since I'm doing a whole house reno I'm able to wire POE to anywhere. I decided to go with Home Assistant and connect my devices through mix of zigbee and POE.

Now just waiting for the hub to arrive, then see if this all works well. For the end product I actually plan to integrate everything to Home Assistant hosted on a machine in my house that serves as:
1. Home Assistant server
2. Blue Iris NVR
3. NAS storage

Hence, I also ordered a Reolink POE doorbell to test to see their Home Assistant integration before deciding to buy their cameras for CCTV. Because I see Reolink as one of the only brands in Malaysia that has official Home Assistant + FTP documentation. Hope that once the zigbee touchsreen hub arrives it will work with ZHA integration. Wish me luck. Foe me this are all not really a headache la, I have worked in networking job before and also have lots of experience with Windows + Linux.

I've been trying to find zigbee windows/door sensors that doesn't use batteries but no luck so far :/ Cause don't want to deal with the headache to constantly check batteries. Would like something that is wired to the wall.

Actually this is a bit long. TL;DR
Trying to achieve a cloudless smart home setup, while keeping security systems on POE or powered with wire from wall. Not really looking to control any of my devices remotely, just want an ecosystem smart enough to switch things on and off on it's own.

Aqara fp2 is probably too expensive so I’m waiting for LD6001 that can track 8 targets with better static detection.

I see, thanks for the headsup, never considered this. Luckily my plan is to put the mmwave sensor on the stairway, hallways and car porch. So should be okay.

Does any sifus here know where can I find a company that sells 38mm tube blinds that I can put into my Zemismart Zigbee blinds motor? I've asked around a few blind shops and they all only sell a complete solution with either their own proprietary smart system or manual system already bundled. And even they themselves don't know what is the inner diametre of their tubes.

Not really looking for like only the metal tube. But like, for example a whole zebra blind tube that has a 38mm inner diameter. Because currently I only have the zigbee motor. or usually how do others do it? Do they buy this metal tube and then reroll the blinds onto said metal tube?

Cause the main reason why I went DIY is because I have my HomeAssistant running that controls my Zigbee network. So I went with a Zemismart Zigbee blinds motor
