Happen to buy one back then when i just started working. Main selling point is directly opposite main entrance of INTI campus.

Quality is so so, not that bad la still acceptable. Management style is typical cinaman abit slow have to push to move. I was quite impressed with the pool and gym albeit gym is too small IMHO to cater all 4 blocks.

Other than that not much complaint. Maybe due to BBB mode and as property market i believe the units get around 50% gain. (120k -> 180k for studio)

So far the design (to be finalized), will have 3 types:
1) standard 900 sq ft unit
2) dual key unit - which is the 900 sq ft unit + a small studio unit. And will have 2 entrances. This is especially useful for families where the kids/parents wants privacy in their own studio room yet be connected to the main unit housing the rest of the family. In terms of rental also is good, can rent out the studio while the family stays in the main unit.
3) ~1500 sq ft duplex unit.

There will be choices of furnished and unfurnished units to cater to different segments of people. There are quite a lot of request for furnished units as this can be amortized into the loans smile.gif

Yup. we realize that the PRICE is the main consideration. Market research has been done along and around the area and we will price it as competitively as possible in order to attract investors and home buyers alike. So far price is still in the works, but a sneak info preview - it will be more attractively priced that its immediate neighbour, Centrina smile.gif The Exact pricing structure isnt finalized yet, still pending the layout and some other finer details which are ongoing right now. I will update as and when we have more info! Of course, early birds will always enjoy better reaps so stay tuned!

In my understanding, three size, 900sf with 2 room, 1200sf with dual key and 1523sf with duplex.

Free hold. Commercial title under HDA. Provide plaster ceiling and air cond.

Low dense with 2 block 25 levels. 7-12 units for block a and 9 units for block b. each block 3 lifts. 2-3 car park.

Open in November. 600psf onwards before discount.

I'm not agent. No sure about developer. But no much complaint on STARZ nilai.

nowadays, developers all caught with needing to prepare for strata title submission before can apply for APDL and with teh new regulations forbidding anyone acting as stakeholder, all are much more careful on what they reveal or activities they conduct. They monitor all online activities too to ensure that they are not put in a risky position by overzealous salespersons. Hence, apologies for not being able to respond properly on all the queries.

At this size, 2 rooms will enable bigger living room and kitchen. Maybe the target buyers are small family (2 adults and max 2 young kids).

The one facing left side, will face central residence. Other side facing forest. ( face sungai besi )

I saw a develop 1km more further, nearby junction kampung melayu, I not sure either this is ruma wip or not.

Are you interest ? The concept just like private hotel. Room cleaning service call by apps (charge by hours), sky pool, sky lounge. And the important is the structure. There are DUPLEX unit with 1540sqf, Dual key unit with 1200 sqf, and the simple one 900sqf.

The rental for central soho is 1200-1400, just topup few hundred enough for installment.

I though starz will perform better than central. As comparition, the starz is.low density (346unit), and the dualkey concept. You can seperately rent out the 1room / 2room unit, which.made better rental return.

Yup just check. Is in between S23 Kuchai Lama and S24 Taman Naga Emas station. I guess to S24 station is more preferable to this project.

Tried to search the background but nothing linked to the inti founder, Plus the China developer company was only registered 2016 but the project seem like started back in 2015.

So got a bit concerned on the cash flow to finance the project.

Exactly, the local founder is Mr.Tan, inti founder. Their previoues project is STARZ VALLEY. walk distance to inti college. So far good command on that projects.

developer not that strong , so maybe they just wanna choose the right time to launch
but not now , because recently AK is too hot , surely will affect market pricing .

Yes, it is RUMAHWIP Ritz Communities, follow by Suite Starz then Central Residences (completed project). All 3 projects located side by side one after another.
Central Residences not doing so well also at the moment. Many units fall into auction now.

i think developer also give up trying to sell the project... when they re-launch again... they may buyback the SPA of the existing purchasers maybe... hopefully they buy back... if not then abandoned project again....
