 MBSA permit/approval/submission, Approval for factory roof extension

To all the sifus and kengkawans,

This is my 1st post so pardon me for being noob.


Need to seek some help urgently as my boss as me to settle this. *tic toc *tic toc

Our current opis is a semi D factory @ Bukit Jelutong under MBSA. The company shifted here last year and did some roof extension with zing wall [like a storage area] at the back of the building but within compound. Paid RM1K to some MBSA tuan tuan thru the contractor. I wasn't with the company yet @ that moment.

FYI, the storage area is 3-4 feet away of the perimeter brick wall, back and side.

Then last month we did another roof extension as our main business is selling construction material, need lots of space for storage. But this time is the side and there are no wall, only zing roof.

But we were so lucky that during this year roof extension, vmad.gif the MBSA tuan tuan came and pass us a compound letter, giving us a notice to tear it down or a fined of RM25K will be imposed. Just after the CNY.

But what i want to do is to get an approval for this, if they need submission of drawing or whatsoever should be not problems. I don't mind to submit all that as long i can get approval or permit and no more supplying teh tarik then is great rdy.

Any of you guys had any similar experienced? Hope you guys can help n i really need any advice there is we can think off. icon_question.gif rclxub.gif cry.gif

Did they ask you to tear dwn only the zinc roof, or the earlier exiension too wher the setback was only 3-4 feet away from the perimeter brickwall. É

Why pay RM1k to some tuan? just go MBSA to apply for the building modification permit. No hassle, just need a runner or run by yourself.

Yup, the notice and red letter came to request for tear down, both back and side o kena compound RM25K!! vmad.gif

But what i heard from some runner and even the MBSA ppl mention last year you can still extend and can get approval or permit. But this year they are not allowing anyone to do so. My neighbor paid RM80K for approval! Siao liao

So mean they can suka suka chg the law lo! They win liao! rclxub.gif

Now they say cant get any submission or whatsoever to get approval and permit, only choice tear down

Setback i heard is 5 feet for bomba instead of 3-4 feet.

Been looking around can't seem to get anyone who knows bout this.

Last year i belum join this company, i only join this year.

My boss want me settle this for him wor... shocking.gif

They paid to the contractor who help whn the MBSA came, and my boss didnt bother to get approval.

Now habis rdy, came and ask for teardown. I spoke to runner, this year cannot get approval cuz new tuan taking charge and he don't allow for extension at all! vmad.gif

u need to enclosed the layout plan for us to study. not easy to understand.

No matter u follow or not follow the regulations, they shall will find others fault to threaten you. This is their way to survive with their peanut gomen salary.

Really hate to be stuck in btw them and my boss.

I tried my artistic drawing skills on Paint, i hope u guys don't mind the floorplan.

I got 2 letter;
1) 1 letter from Perancang stating to chg back to keadaan asal [borang D] got pic and google earth plan stating your location,address like wanna drop a bomb on ur building.

2) 2nd letter is from Pembangunan [pink color letter] surat amaran stating to remove or dismantle or fine RM25K

And i also got 2 runner,

1) 1st want 23k with drawing and mode of payment must follow theirs, non nego. Got bring MBSA come tengok and take pic. Want to discount or discuss other term oso cannot. But got drawing, submission of plan and etc to be done by them. Got black and white letter frm them tho.
Lastly office address is a house in Shah Alam. Recomended by MBSA themself during my visit at MBSA.

2) Recomend by neighbor who settle with RM80K extension, he wants RM50k, RM25K to pembangunan and RM25K to perancang. No letter or whatsoever, mention they will padam the letter from system.


Hope i can find any other alternative of solution. Hope all the sifus out there can help. notworthy.gif

the "wall" u r mentioning is fencing brickwall or neigbour building wall?

Its looks quite extensive, imo.

your option 1 is quite reasonable in the market. The compound is priority. the MBSA will not hesitate to send bulldozer to demolish the temporary structure and all cost will back charge to u.

Rm23k to wipe off the compound and secure a approved building plan, sound like a good bargain.

Is a semi D factory, back and front brickwall are facing the road, meanwhile both side is shared brickwall with neighbor. The neighbor currently sharing the office wall as well is an empty unit, so nobody bising yet.

We only made a simple cover letter. He send for stamping. Lulz, he is worry also

fyi, I had gone through the whole process with MBSA on building extension, it took me more then two years to get my ccc.

don't mess around with the officer in MBSA, they can be very straight and you might get fine more the 25k on carrying out business operation on an illegal extension.

haha, not me lah, the company im working with, a property developer, we have to pay a lot unnecessary contribution fees for authority. IWK is the most crazy, 1% of the total GDV, putih puth pay

I believed you are being 'bullied' and threatened because of the rear and side setbacks, that's the word to use : setbacks. Many locl authorites in Msia stipulate a setback of at least 15 feet from the perimeter, whethr it is for resident, commercial or industrial building/plot.

You must understand what is being used against you. Thn, and only thn, can you opt to take the official straight path, wth full documents intact for permanent legitimacy, in case ther are chang of people 'upstairs'.

Yup definitely, as my boss had done it since last year without approval. That's the main reason the MBSA has an upper hand. Even with approval, they will still come and kacau.

I check the rules and regulation/gomen law, we already broke a few. So can't talk much liao, but i'm meeting the agent later.

Hopefully can sort something out.
