fiance regretting big time with Exsim Rainz purchase...
get more details of the issues with Rainz owners...VPed about 9mths back and Exsim delivers shitty promises....

no more in the class of boutique developer...Michael Yam and Michelle just runaway without addressing problems....

all lame excuses...FB and whatever group (be it whatsapp or telegram) have admin (so called owners) in the pretext who backs up the developer....

stay away from their developments

i want to see what happen to my comments/status with all this comments in LYN

From what i experience from the Rainz owners all satisfied with the workmanship. No complaints.
And my Subsale buyers are also happy after visiting the place and decided to go with the purchase for ownstay.

ive got enough proof to testify...and im not alone in the boat of shitty works from Exsim...it used to have a class with boutique developments....
they lost their core...having niche product with qualities...now just shitty works same like all other biggie developers...no difference...no standard as claimed...

u are clearly a pro Exsim...either staff...sales person (external/internal) or who knows could be part of Exsim shareholders..stay away for goodness sake

Btw...Rainz is flooded with shitty salesperson bringing in Middle Easterns/PRC and Blacks (no offense)..this people are horrendous with many complaints from Owners of their misbehavior at Rainz public/common sharing facilities which includes smoking and drinking alcohols..

On top of that, no control by the guards (cap ayam) as most of the Nepalese are new recruits who barely can speak English/Malay

Dont see any value on bringing the foreign tenants...for capital appreciation of the property which was marketed as "family/extended family livings"

All satisfied with the workmanship?? Dream on la...u are living in la-la land...wake up wake up!!
Look at my other posting for number of defects by external 3rd party (Qlassic qualified people)

Right after VP...all owners personal contact number leaked to agent...how is that even possible?
This was not purchased from utility companies or other means...if was leaked based on forms filled up during VP...for our case its simple...
fiance is the purchaser...i signed off the VP form (not even buyer)...till today repeatedly gets calls from agent for selling/renting...
This is why Exsim is unethical in its practices....

Tenant attitude obviously cant blame Exsim

Who appoints security company from day 1? JMB?
This is just the tiptoe of the problems...there are many more...

Ain't my 1st property...

Leakage is from VP form and not from other means...if other ciplak developer does it what is Exsim brand name selling on...be in the same league of cap ayam developer? It has to be from VP form as im not the buyer for the unit hence the rationale of obtaining the numbers...

Exsim is not a company established overnight...having known this past lesson learned should have made them to hire professional security guards...not to hire substandards company and use it as a training ground...are they paid based on-the-job-training rates???

Good condition with no major defects like cracks and water leakage ---> who said this is not present...just look at 1 of the many example...badminton/basketball court...leaking till this very day...rushed and haphazard job...lobby intercom to screen visitors are not working till today...how many VP already?

I/fiance buy based on reviews of developers reputation and credibility...and this is not our 1st purchase from Exsim...hence the understanding of the product is known....however for Rainz undeniably they are taking buyers for granted...i just wish you could stop your defense statement as clearly u potray pro-Exsim...if u intend to continue let me upload all the photos and printscreen of my statements from owner group

Developer no control on who is tenant - yes agreed on this.
Its the Owners however enforcement of public/common facility is by Guards appointed by Developer. If you don't have quality in your hiring of guards what do you expect to happen?

Not minor defect mind you....mostly all major defects...
Minor can be accepted and I'd close my eyes...

Stop giving statements of defense in return

An example of poor shitty workmanship of Exsim in the name of design and remain unsolved issue to-date (dated from 29th December from Owners private group),

1. Washing machine understandably cant be kept at balcony - well many arguments on this in aspect of shared living community and some ignores and places it anyway. An owner/tenant however used washing machine at balcony and walaaa the discharge exits at a different unit totally at below floor with foul smell. Answer by Exsim - pipe choked due to usage of washing machine and therefore not allowed... rclxm9.gif

2. You cant be flushing toilet paper in toilet bowl. Answer - design doesn't allow for it. Please use thinner toilet paper and was also asked to throw toilet paper in dustbin bangwall.gif

3. I've not shown the print-screen it here. No food waste could be disposed via kitchen sink trap (it is a wise civic minded habit). This includes rice bits when u wash your plates. Therefore most Owners have resorted in buying expandable drain net from Daiso on top of the existing sink trap. What happens if you dont use it? Walaaa your outlet will get clogged and whole kitchen will be over-flooded...happened to many Owners already thumbup.gif thumbsup.gif Answer from Exsim : Design doesn't allow it. Cekap this fellars!! Hats off

I understand you guys are buyers of the Project and expect the best. Most Owners are buyer for the first time and in fact could be staying there for many years...undeniably property is also part of our life long investments for many if not most....Please protect your investment and address your issues in totality (join together) in getting the right solutions/answers

However in the name of money...developers are mistreating us in delivering a good quality product...we have the right as consumer and need to address it.

Please don't take me in the wrong way...i'm not a house buyer for the 1st time and ain't a person who complains for every bit of details like wall not even ...painting not smooth etc..I close 1 eye for those...but basic requirement and facilities need to be in the right order..Exsim has taken all and every buyer on a free ride simply said

Imagine buying a new 150k car..would you allow a dent/chip of paint say at bumper to go unnoticed and without complaining to salesperson/dealership.
We are taking about 1M property that doesn't comply with basic stuffs like security intercom in unit/lobby and security access to resident parking...how do u expect people to keep quiet and just stay put because worried property value will drop...this needs to be brought out openly..

Unit intercom fail to work till today. Miraculously if your friend unit can work...no connection has been established from guard house to units...

established connection is at security monitoring room lobby block A to units... don't bull please ...therefore visitors cant be screened at guard house...give a unit number with ic/driving license...guards will give you right away visitor parking pass without verification with owners...that's how security is failing from 1st point of screening itself....

Resident and visitor parking are separated by security barrier which doesn't work to date...or even installed properly to work...
