Yes, it was supposed to be Sept 2019 according to the official website. Now it's already delayed.
I was told by Agile employee that expected completion will be Q12020.
Fingers crossed hopefully in January.

SPA stated "Vacant possession of the said Parcel shall be delivered to the Purchaser in the manner stipulated in the clause 27 within forty-eight (48) months from the date of this Agreement"
If you're one of the early buyers during launch then the short answer is yes.
If you're a late buyer, like me, it's highly likely that they will use this clause to counter our request for LAD.
To be honest, this sort of clause is very pro-developer and I don't think it's fair.
But if they're generous then maybe they will give some compensation or gifts, I don't know.

We got plenty of pictures from the guardhouse viewpoint on a regular basis in the owner's Whatsapp group.

Agreed on that, but that's the risk of buying from the developer, unfortunately. Even I purchased a unit in the 2nd block for another project, which was launched 6-7 months after the 1st block. If there happens to be a delay in the completion (e.g. 3 months past the 48 months stipulated in the SPA), I'm sure the early buyers of the 1st block will get to enjoy the LAD, but for me as the early buyer for the 2nd block, I sincerely doubt I'll be entitled to that.

But when you buy from a big name developer such as Agile and the local ones such as SP Setia, Ecoworld, Sunway, etc., there's a guarantee that any project they launched will be completed and you'll be able to occupy your unit. Also, certain costs such as the SPA and Loan legal fees, stamp duty and MOT (latter 2 under the HOC campaign if the developer did not include them before this) are borne by them and you'll get rebates on your d/p and/or certain stages of the progressive interest.

The only way to get an SPA which protects you is to buy subsale properties, but you'll have to bear the above legal costs plus the full 10% d/p.

A guaranteed completion should not be the reason they could put a clause in such a way. They're obligated and contracted to complete whatever project they commenced because it's their business.
Other rebates and all other promos are their marketing strategy to attract buyers. Likewise, this should not be the counterweight as well.
When any development gets delayed it affects us financially so we should get compensated.

I honestly don't know where that guy got the RM7xxk figures from. He may either pluck it from the sky or he mistakenly compared it with a wrong project.
Do your math. The starting price is RM1.18Mn for the smallest unit. In order to get to RM7xxk, the developer has to provide 35 - 40% discount.
He kept on comparing Agile Mont Kiara with Hartamas Regency 1 & 2, and even put the Icon Residence above the segment. sweat.gif doh.gif

Yep, it's the official name of the project but they have huge signage of "Agile Mont Kiara" on top of the condo.
