Partial fencing already install. There will be a time frame for public to visit our lake which is from 6am - 8pm. Security will stand by at the lake and patrol will be done. Residence allow to use to lake after 8pm with access card till 12am midnight.

Concept is nice but surrounding building not so. The park is open to public for a certain time frame which is not a plus point. I like the view and the big balcony concept. But too bad I don't like the surrounding

Lakepark is a jogging distance to Tesco sweat.gif it's more near to Pasar borong Selayang to be exact smile.gif

No. There are not refer to same lake. Both lakes has a distance.

Haha ...I dun think people will jogging to LakePark from Tesco Selayang but to LakeVille yes.

8.9km still a jogging distance - but one has to cross that busy road below the famous with jam roundabout sweat.gif if u know what i mean..

Don't worry about the flood as we have example from Desa Park City. I believe that there are no floods happen before after so many years.

sometimes i just feel uncomfortable with those selling point of ANY developers..(not specific to here, many of them are the same)..

nearby shopping mall include KLCC and Pavilion? seriously?
r u comparing with Sg Buloh or Seremban?

I'm 1 of the buyer here.. and i was so shocked and disappointed with the design of the lakeside that day passed by. OMG!!! :'(


The 1st thing i saw was the bridge beside bird park came with those bird sign. It looks so cheap and kindergarten.

2nd time i saw those 12 chinese zodiac statues. I thought lakepark is more toward like desa park city or any other modern or "high-end" residency (although it is not that high level), but after putting these at the lake side, now it become so "cina ah-pek".

last few days became worse n worse, not sure if that is public toilet near the entrance, paint the wall with childish rainbow and cloud, really looks like kindergarten already.

I really WORRY the model and illustration i 1st saw,(which is modern design) will become very cheapskate. I'm so curious who is the designer?!

Please stop those design, please, and i meant it!!

i have not visited the park for awhile. i agree with your view. hope it is just a temporary design (bcos CNY?) and not the final design. i dont want the kindergarten thing too blush.gif

Not to be bias, I visited this place but feel that it still can't compare with the park in DPC. Hope they improve

As what I saw on yesterday, still around 20-30% units are without sticker.. Sales quite slow thou after last year, that's why developer now giving rebates as much as close to launching price, for me the price is quite worthy, considering the accessibility, location, partly furnished, the beautiful Lake..

yea, the floor is very fast growing, but, 1 or couple of month back i went there n saw 1 part from block A (opposite block of the lakeside) stopped at 7th floor.. i wonder why they not build them all together? bruce.gif (i din manage to take photo, the whole part from the main road of JLN Ipoh.) blink.gif

Coz I love the project bro, haha, the concept design and the Lake.. The only downside is the pasar borong, well all projects have their pros and cons..

At least there are still a little bit distance between project site and the pasar borong... And we can go out and back to the condo without actually passing by the pasar borong area.. So still acceptable for me haha

I was very interested with this project...placed booking a month ago, but found out that it is a serviced apartment and this kinda pull me out...and I cancel my booking...

Just wondering..
1) the Quit rent & assessment for a Serviced apartment, will it be very very costly compared to a Condo project?

2) Do JL99 really pay all our SPA & Loan disbursement, stamp duty and all? only need to pay MOT upon completion within 3 years time?

3) Can it really be transferred to a Residential if the developer do apply for it? So that our quit rent assessment, water & utility will be the same as residential rate?

4) Anyone staying in Serviced Apartment which is paying Quit Rent & Assessment in commercial rate? Can I know roughly how much per year you guys are paying?

I still can't let go of this, as I really like the layout, the lake and also most importantly, the furniture they provide.

Just signed my SPA last 2 weeks, and i got a letter from JL99 regarding free SPA & Loan disbursement, stamp duty and all... Up until now i only paid for down payment..

hehe u r welcome! but sorry cant help u in quit rent & assessment thingy..

furniture they provided is good as well as the layout, but the model and brand frigde, hood and hob, air cond and washing machine are not stated in the letter nor SPA, worry they give cheapo brand haha.. but they do give us a 5k rebate voucher in case we want to upgrade the fridge, washing machine, hood and hob...

I bought tower A facing genting view..

Just go ahead n buy lar tongue.gif no regrets one haha, plus the lucky draw will be on this coming august, faster book and sign SPA b4 tat to entitle for it! hehe!

Furthermore the rebate they give now help us save a lot in term of down payment too!

i paid about 6k++ for down payment, there is a rebate of 5k since i signed SPA in 20 days too! which unit u booked previously? which floor? bro just ahead la haha.. i surveyed quite a lot of projects dy still this the most tempting in this price range hehe.. location wise quite good too! near to mrr2 can easily access to many places

I booked Level 26 corner unit genting view as well...what holding me back is really...because of the land title...hahaha....location I couldnt disagree more..it is access to many place...but along the way towards jln kuching is hell in the morning la..towards sri damansara would be good i think...I really like the layout...other project kitchen is so open concept...and all are bare unit...this is almost fully furnished bangwall.gif

This place more like Myanmar area, really lot of them nearby the pasar borong.. Well.. Every place has its pros n cons.. I love the overall concept, natural living but near to the city, good accessibility, nice layout and partially furnished.. For me it's a worth buying project.. Lakepark is near to selayang which have quite a lot of Chinese.. Staying with other races like malay isn't a problem to me as most of them are very nice and friendly...

Depends on what project u r comparing to.. Try to compare to highly densed selayang star city and lake ville.. And also the premium ecosky.. Lakepark price isn't that high actually..

There is another project from the same Developer (JL99 Group) happening in Sri Segambut which i noticed there is lorry moving in and out. I think the construction is starting now, but i don't think this developer is having financial issue now as few of their projects still going on and almost completed Eg. The Reach Titiwangsa and LakePark
If they want cash i think they already Pre-Launch the Sri Segambut project and collect booking fees from buyers like other developers doing now.

they will complete lower part 1st..even painted.
but the upper part still many things haven't complete.

To protect Internal works, windows should be installed. Otherwise, either can't start or is a waste of resources.

Only if windows are installed else hard to believe internal work has started.

for lakepark.. when i was in the lake facilities.. can really pick up some smell..not sure what kind of smell is tat.. but once i am at the condo area.. hardly pick up any smell..

I am working at Brem Mall, which is opposite Lakeville for more than 3 years. Everytime heavy rain, the rubbish smell will came into my office.

Just get notice on progress billing, Block B level 22-26 stage 2(e) internal and external finishes of said parcel completed as per architect's certificate on 3 January, 2017

Developers are known to overstate number of units sold, hence, for actual number of unsold units. It is realistic to multiply 2 to 3 times of developer/sa's number.

When I went there few weeks ago, they give discount above 30th floor no need to add another 1k / floor. But the development progress is good and good place for settle down. I'm considering buying it. 975sqf Type A now at RM595k.. You guys think this place OK or Not? Eventhough so near to the Pasar Borong but in another viewpoint you can get cheap food cor cooking.

U guys are not worried the owner there rent it out to the Bangla or Myanmar?
A lot of Bangla And Mymmar are doing their own business in Pasar Borong, some of them are really rich.
The working one are staying in the units above the shoplots.
The businessman all staying at Sri Murni apartment with RM800 to 1k rental.
I heard quite a lot of Pasar Taukei bought the units there and will rent to their worker or those rich bangla mymmar. Good luck

But I don't think a Taukei will rent apartment and pay almost RM2k/month for their workers. Better rent a RM800 flat and put 8 person in the house.
That's my logic.

Open eye and see in future got Bangla or Mymmar walk in and out or not lo, go into Pasar borong One day. Go to spot what car they driving . U think 2.5k per month for a 3 rooms units is expensive to them? Swimming pool gym, I think they want to live this lifestyle also. Want me to make an interview to them whether they want to stay there? Wakaka.

They are paying 400 each person to stay in those ugly narrow sharing room at opposite pasar borong shop lot. Why not better pay their 400 and share with friends and stay in a good condo with facilities?

Yup, we actually cannot deny that some of the foreign workers really earn much more than us. They might have ability to rent the unit and enjoy the facilities as well.
I think now most of the condo also have this kind of situation, even the condo is not nearby the workplace with high volumn of foreign workers.
But I believe if we, as one of the owner, can work together to protect our beautiful home.

But I believe if we, as one of the owner, can work together to protect our beautiful home.

1. Lakepark is fill lake or not?
2. Lakepark title can be convert to residence title or not?
3.The location is strategic?because nearby a lot of burma,i am worry the value will drop in future.

Mentors I have only taken videos of the defects.. that day totally no mood that any photos.. very disappointed.. Don't worry not all units are like that, I'm consider s one of the unlucky one... I bought higher level one, higher level one all terrible, rushing job n super poor workmanship, obviously without QC.. really regretted to buy their project..

Can complaint to developer, defect under warranty, they should repair for you. How about the facilities? Satisfied?

yes can complaint but i am rushing to move in, my contractor dare not start reno after seeing the condition... facilities? dare not comment yet, VP with most of the facilities not completed yet, normal nowadays, but developer good enuf to waive march maintenance fees as they knows it wasnt ready yet

I heard some agents who have some of their project listing (sub-sales), comment that their build quality is really worst and material used are low quality....

Just realize all units the same over here. Come with built in wardrobe in all room, shoe cabinets, kitchen cabinets, aircons in living room & rooms.
No diversity in units here at all. Same color.

Rental at 1500 only for those partly furnish condition as above units.
Assume nett buy in price at 600k.
Yield at 3.00% only. Worse than FD rate.

Not easy to sustain negative cash flow of $1.5k every month if rented out. Not surprised to have many foreclosure.

Problem with those buying for investment. Same like Selayang 18.
Luxury condo at outskirt area of KL. Who gonna rent here unless at a very cheap rental.

Plus the supply PPA1M Metropolitan. Majority renting out openly over there.
Unless the government put in restriction in renting out on all affordable housing project scheme and also make sure enforcement being carried out, expecting to see more lelong units from here until the end of 2018.

I feel sorry for the investors who bought into place like this and without holding power.

Even a better located property like Ecosky and Lakeville are and will struggling to get tenant.

All under different different bank so they will employ their own auctioneer. But all will be done in KL itself. Yet to have strata title so is public auction. Anyone can attend and go see. Not high court auction.

I am living nearby this area, to be honest the launching price for this project is considered high consider that the next neighbourhood area is full of banglas and rohingyas who work at pasar borong selayang. And also nowadays many condos and service residences at setapak is selling cheap and have better public transportation than lake park selayang.

Maybe when the price go down to 350k for 1125sqf may have buyer, it is still a "maybe".

Went to stay here (Airbnb) last week, I was impressed by this developer, 99% of what was illustrated in their video and promotional brochure was built and almost exact to picture.

workmanship a lot better than You Vista and You Residence, the wonderland 99 net door is very well done and kids love it.

I hope they maintain this condo well and with the facilities they have, this could be one of the rare ones that stands out in KL North.

The view from balcony towards the lake and KLCC is very good and permanently unblocked + windy

No intend to scare anyone just try get answer here. Cause 1st time buyer looking for condo n this is lelong unit. No experience. Many people advice me dont. Cause i dont know. That why try get some advice here.

However i decided give it a skip. Cause i saw the unit myself. From outside. I saw It got shampoo bottle at the bath room window. And got furniture inside. Means people is staying inside. Worry cause dont know the procedure if buyer stay there if he dont want to move out how? May be u can share here. I saw from fb some nusty owner no moving out even cut the electric supply. Mind to share more all sifu here. Trying to learn more. Prepare for when next opportunity come.

Loan is under banker. Why go trust agent or even auctioneer? They want take commission only and after winning they gonna say bye bye.
PTPTN will appear in your CCRIS report after 6 months you finish study.
You can go to bank negara to get CCRIS for free or register for eCCRIS. From the report only if any numbers apart from zero appear inside mean bank will be hard to approve you any further credit facility. And yes, you will not get back the 10% downpayment.

for eg:
(i) What do you like the best about living here
(ii) What do you like the least
(iii) Have you notice anything odd in the house (bad workmanship, leaking, unexpected defects and etc)
(iv) How quiet is the neighborhood
(v) By any chance chicken abattoir will be built up near the property

Such a dick move from JL99 and wonderland management. Direct access from Lakepark to the wonderland is no longer valid... owners now have to use the main wonderland entrance area Gate 1 to obtain access.

Very inconvenient.

Did the JMB agree to this also? They could've received complaints from this project's residents of the public regarding security concerns. Outsiders can access this project via that entrance if there's no guard present or the resident(s) mistakenly open the door for them to enter.

Don't know if JMB is aware, but I guess they should be. Don't think it's a safety concern, guards are nearby.
