Selangor State Goverment shall build 3059 units of Rumah Selangorku in DUN Semenyih within 5 years time..

- D Hill Sdn Bhd (310 unit),
- Permodalan Negeri Selangor Berhad-PNSB (324 unit),
- Kueen lai Properties Sdn Bhd (90 unit),
- Tetuan Agenda Istimewa Sdn Bhd (628), <- Should in in Bandar Tasik Kesuma
- Aliran Perkasa Sdn Bhd (775) <- Should be in Kajang East
- Tetuan Kajang Resources Sdn Bhd (Hill Park 4) (932 unit) <- by MKH in Hillpark

There is no point in building affordable homes outside the urban areas, as this does not meet the aspirations of the state government to ensure that low- and middle-income earners who work in the city can afford homes. — AZMIN ALI

KLANG: The Selangor government has targeted 15,000 units of affordable homes to be constructed within the next two years.

Citing data from the National Property Information Centre which showed that house prices had increased since 2011 at a rate of between 9.96% and 12.3%, Mentri Besar Azmin Ali said it was crucial to have affordable houses for the people.

“Houses are becoming less affordable for young graduates and middle-income earners, so they rent or stay outside the urban areas,” he said at the launch of Sime Darby Property Berhad’s 2,403 units of affordable homes under the “Rumah SelangorKu” programme in Bandar Bukit Raja 1 near here.

Azmin said the demand for affordable homes was very high in certain areas in Selangor, especially in the Klang Valley.

“There is no point in building affordable homes outside the urban areas, as this does not meet the aspirations of the state government to ensure that low- and middle-income earners who work in the city can afford homes,” he said.

Later at a press conference, Azmin said affordable homes were included in Selangor’s 2015 Budget.

Seven more affordable home projects by various developers would be launched this month, he added.

He said the state was committed in delivering affordable homes to the people and incentives had been offered to developers that comply with the project.

“The premium rate for land has been reduced from 25% to 10% and we have agreed to consider the application to increase density to 120 units of houses in one acre,” Azmin added.

He said the state government had also agreed to do away with building and developing charges, and all applications made to government agencies would receive approval within 60 days.

Meanwhile, Selangor Housing, Building and Urban Settlers Management Committee chairman Iskandar Abdul Samad said in his speech that developers in the state must build homes ranging between RM42,000 and RM250,000 per unit under the “Rumah SelangorKu” programme.

He added that failure to build such affordable houses for “Rumah SelangorKu” may result in the companies and their board of directors being blacklisted.

Bukit Raja is next to Setia Alam, still considered inside the urban areas?

I thought inside urban areas should be at least a KL or PJ address? hmm.gif

plz plz put a clause in the agreement u cant rent out. With 45k price range, high probability bangla, myanmar, nika will rent it. Semenyih will become the next shah alam sri muda

Reasonable as nt everyone works in kl

Kota Kemuning far? Setia Alam far? Bandar Saujan Putra far? Bukit Jelutong far? Mutiara Subang far?

Semenyih just about the same distance with this area, if from KLCC..

It all depends on where you are working and where you are staying... If I am working in Shah Alam, Taman Melawati can be very far also... brows.gif

Not everyone is working in KLCC..

Even ppl stay in seremban and travel back and forth everyday to KL. Semenyih just another option... For us who cannot afford expensive house in klang valley, this is the chance for us to own a house. At least still within selangor land

yes, which is y houses there are still cheap compared to surrounding sections. Bcoz of the cheap houses n cheap rents, low income foreigners andd factories place their workers there. Hope semenyih wont be like that. Already got low income foreigners staying at semenyih town, worried adding more cheap properties will bring in more of them.

Last year only I know why my frens from Seremban and Nilai buying houses in Semenyih. Bcz they travel from Seremban home to KL City for works.

Boss, there are tens of thousands of them frm seremban working in kl.. apparently, they take busses or train tht cn bring them home in 1 hour compared to some ppl stuck in the jam to go home nearer 2 hours etc..

They usually stay thr cos family frm thr+ houses cheaper (USED TO doh.gif doh.gif )

That's only for EcoMajestic, which I think they only will release this units during the last phase of whole development...

There will be definitely more in future, but 3k is the figure being announced by the Selangor state gov till date, and none of them is belong to EM yet...

Hehehe... "silver spoon" is mostly for commercial, shoplots, office towers, mall, etc... there's plot beside the silver square that initially targeted for the condo / apartment.. Don't think it will be high end though, mostly is to fulfill these low / medium cost requirement.

Nevertheless, with the acquaintance of a new 492 acres land near Bandar Tasik Kesuma, some speculated these kind of low /medium cost units shall be moved to this new plot of land instead... But don't think anyone can confirm this, SA always will tell you this piece of land is for future development, still don't have solid plan yet... tongue.gif tongue.gif

Lol. Silver Spoon!!!!

I forgot the initial plan of the apartments in EM, but reckon to be East of EM masterplan, near to Kesuma area.

Eco Forest could be plan ahead by this year instead of next year.

I agree there are many launches here.

Positive outcome would be a larger population that can attract business investment and creation of substantial higher value jobs that is lacking currently.

Else property overhang that can last few years.

U think both ecomajestic n ecohill building malls ah? i think mall here will do VERY WELL! btr build fast n become the regional commercial area b4 ecohill takes d spot brows.gif brows.gif

I think SA will say the low/mid cost units nt nearby to encourage u to buy asap.. anyway hows the sales of the latest phase in ecomajestic?

The mall only in silver spoon, won't be in ecohill... tongue.gif tongue.gif hearsay Ecohill 2 will have a college, but nothing sure..

Hotel, office tower definately will takes place in Silver Spoon of EcoMajestic.

Phase 2? You mean phase 2 of Ecohill 1? Yeah, already started doing piling for the phase 2 DSL houses in Ecohill 1.

I agree Jalan Semenyih currently already chocked and won't able to sustain the traffic anymore.

Nevertheless, please kindly check the new link to Lekas by Setia Ecohill Link, as well as the new interchange in EcoMajestic.

When these new connecting roads are completed, the traffic system in Semenyih will have a total different scenario - directly from highway to your house, 8km of 3 lanes / 2 lanes smooth road, no traffic light, no bottleneck, be it in or out from Semenyih.

If really wants to consider a shortcoming, I would say it's the Lekas Semenyih toll.. Only 4 lanes out and 5 lanes in... hmm.gif

imho, even if there will be highways, the old road will still be congested. malaysians are cheapskates.

At least there is alternative now, rather than single in/ single out..

Well, if think properly, the petrol spent for jam is already exceeding the toll rate..

Putting aside the cost factor, I will rather pay the toll for a smooth travel than being caught in the jam which will drive me crazy.

So far no such plan for Semenyih, unfortunately..

There will be 3 MRT stations in Kajang, which all are about 10-15km away.. The closest should be the Sungai Kantan station... Overall need to drive about 10 - 15 minutes to reach all these stations..

Currently using Jalan Semenyih would takes quite a long time.

Once the Ecohill link is established, it will cut the time by 5 - 10 minutes.. brows.gif

Closest station should be Sungai Kantan station..

THE state government aims to build at least 35,000 affordable housing units by 2018.



Work on six projects under the Rumah Selangorku scheme with 1,532 units is expected to begin this year. They will be built by Selangor State Development Corporation (PKNS), Permodalan Negeri Selangor Berhad (PNSB), Selaman Sejati Sdn Bhd, and the Selangor Housing and Property Board (LPHS).



The projects are concentrated in Hulu Selangor, Gombak, Sabak Bernam and Klang.



This was disclosed by State Housing, Building Management and Urban Living committee chairman Iskandar Samad when replying to Dr Xavier Jayakumar’s (PKRSeri Andalas) question regarding affordable housing in Selangor.



Iskandar said LPHS would develop 5,000 units while 30,000 units would be built by the state’s subsidiary companies and private developers.



“The price range for houses in the Selangorku projects are from RM42,000 to RM250,000, for lowcost, low-medium and medium cost units,” he said, adding that 71 affordable home projects with 24,265 units were approved by the Selangor exco between January 2010 and March 1 this year.



A total 1,624 applicants were offered units at projects in Hulu Langat, Petaling, Hulu Selangor and Sepang.



To ensure that projects are not abandoned, the state formed three special committees, headed by LPHS, to monitor the projects and to ensure the developers adhered to the rules.



He added that developers registered to build affordable houses must send in their building plans by June.



“Developers will be blacklisted should they not complete development of their projects.”



On the Langat 2 water treatment plant project, Infrastructure Committee chairman Zaidy Abdul Talib told the house that the Selangor government only had the chance to examine the technical specifications for the first phase after the contractors were appointed by the Federal Government.



Replying to R. Rajiv (DAP-Bukit Gasing), who asked on the state’s stand and the project’s progress, Zaidy said his concern was high operational costs could cause higher water tariffs to be borne by the public.



“We believe we need to have a say in this because we are the ones who will be paying Pahang for the raw water, which is about 10sen per cu metre.”



The Federal Government has formed a steering committee to oversee the construction of the Langat 2 water treatment plant.



The project involves a total of 16 packages, three of which have been awarded to contractors.



According the the project plans, there will be seven additional water reservoirs which can hold about 490mil litres of water.



On dengue cases in the Petaling district, which recorded one of the highest rates, the house heard that there was a drop from 955 on Feb 7 to 970, on March 28.



Health, Welfare, Women and Family Affairs executive councillor Dr Daroyah Alwi said the state’s efforts along with activities organised by local councils to combat dengue had been fruitful.



Up to March 14, 536 notices and 439 compounds were issued, and 18 construction sites had been ordered to shut down.


The Health Ministry now also planned to apply a new technology called Outdoor Residual Spray in the Petaling, Gombak, Hulu Langat and Klang districts.

Well, there are 3 MRT stations in Kajang. Eventhough currently there is no MRT station within walking distance, Semenyih residents do still have a choice since all these 3 MRT stations in Kajang just around 10 - 15 minutes away from Semenyih.

Najib visit we hope he have vision turn semenyih valley into vision city with well plan infra a head southern extension of greater k l development such as sub line of lrt or monorail link to mrt in kajang which have full capacity to move 1200 passengers in every three minutes interval.
