Quite typical of vendors behaviour. If they are not in hurry, could wait til after phase 2 is vped than ask.

I also heard from a staff there that apparently houses being sold in Setia Eco Templer could not fetch the valuation as per selling price by developer. Never have I heard that properties being sold by developer failed to get the smae valuation for their selling prices. Sign of a bad economy, with banks losing confidence on property valuation?

As i know the low cost 42k last time is 11 floor been change to 5 floor which announced last year and been ballot

Both Maybank and Public Bank get the valuation btw

From one of the staff at their sales gallery. The staff was explaining why so many units from the early launch were opened back up for sales. Apparently it was due to many failing to obtained their desired amount of loan because they couldn't get the desired valuation for it.

It seems many units booked by setia staffs were returned and left over units were sold at cheaper than launch price.

Around 10 units returned / loan couldn't get I think. If there's no hiding from setia.

And yes it's cheaper now due to hoc. Hoc package make the latter buyer get free mot , stamping . Which easily worth few tens thousands.

They did hike up the total price tho, just that it's worth buying it now due to hoc. Initial buyer have to pay for their stamp duty, mot etc.. I am the lucky buyer I guess, buy late and get to choose the unit. And enjoy hoc ...

what are the demographics of people living at eco templer? Is it full of retirees or has a mix of young couples also? Wondering also the commute to KL/PJ how is it from this place? thank you

Who know what is the current price for the semi-d and terrace of the balinese style ?

Heard developer recently sold semi-d and bungalow at up to 30% cheaper than a few years ago launch price, and terrace booked by staffs were sold at 20% cheaper.

U try call lo. See real or not. Agent trick always put low to attract ppl. When u call thry tell you owh sold out, left XXX unit at XXX price

Developer left over units were sold cheaper than new launch recently.

Apa ni .. teruk la u 2. I went to showroom yday to ask about this, totally misleading.

PHASE 1 no longer available. 100% sold out. no such thing as 20% 30% cheaper. Left 1 bungalow, got ppl book but no transacted yet.

PHASE 2 Yes, its cheaper, HOC + a little bit discount, but no 30% 20% as mentioned = = (Been selling bad since launch, due to the design)

PHASE 3. YES ITS CHEAPER, DUE TO HOC also. NO 30% as mentioned.


I wonder how u get the 30% cheaper than launch price. BUMI unit is REALLY cheap tho. Bumi kawan worth to buy for own stay.
