Yeah true, in Chinese communities especially here at selayang. Even the house look spacious n nice they seem wanted to be the biggest n nicest among other. my place here 4/10 renovated in just 5 yrs.

If u like nature forest environment I can said the best in Selayang Area, But there it problem also the monkey there quite a lot. Saw a group of 10-15 monkey gathering around Bangalore. Can.t imaging went u move in & monkey all waiting at kitchen starring at u from outside ! Thinking of getting security grill netting & cost a lot, quoted whole house cost about Rm20-25k

Yes as long they pay maintenance fee prom & up to date should be no problem. But any how here was STRATA title its good coz management can fine or charges interest on them & more coming. which i like this kind of rule here. coz my existing house here facing a lot ppl not given single cents from start & still using all faciality !!

i heard foreigner can buy as long over RM1 mil property in malaysia. coz my fren agent nowday running road show at Hong Kong selling SP property here & penang. respond quite good, majority HK ppl pay cash ? and can apply Second home scheme in malaysia lol..

Yes heard few units selling by SP itself. u may go check it out at showroom clubhouse. maybe market no so good nowday. And got 1 unit corner lot 22x80 extra 18 ft land & selling 1.3-1.4mil only. good pricing if u like this place. a lot i heard selling off RM880k-920k seem like getting back their cash only, coz bought 3 yrs ago RM850k lowest price here.

Good place for staying quiet & greenie forest here, not too far from down town. Only strata title here a bit mess us around went u need to renovate ? a lot things need to get approval.

Sub sale over 1mil i guess was 24-80 or 26-80ft (intermediate). 1st hand already RM900++ above. Well buyer have their right to put any price on it. feel like their asset more value than other ppl maybe. in term of house no, road frontage, nearby landscape. if that owner pocket full $$ he dun mine to wait longer a bit for his lucky buyer to show up lol.

Yes i can answer u here, SP did delivered what they had promise on landscape and quite impressive also. coz here originally was forest & golf course land being converted to housing. local ppl here well know this place before developing. mountain & creeks was natural thing here. additional u get monkey & snake as bonus also. Phase 1 obtained VP last few months. Developer can't do any tricks anymore to new buyers ? they can come visit & see them self here. Saw in 2 hours 3-4 family's come with SP MPV visited the re-listed super link house here.

And i heard rumors ppl said moving in by this year. House warming party SP contribute RM3k for canopy & others rental for each house. haven't go check at SP management yet, so no ideal its real or not.

Yes SP provided free transport MPV for their customer & bring them in here phase 1 essex garden to view those available house for sale.

Yes agree, love this place more than my existing house nearby here also. just went moving in had to drive out to get food & shops. The SP shoplot seem like not ready to business yet.

Once the cross over link bridge ready by next year & business shop lot got ppl start business there it will be perfect here

Yes a bit risky to operate business there. Got many Rambo company exist & always targeted new resident lol. i guess 99 Speedmart, KK Mart, 7 eleven & mamak restaurant sure interested to throw their $$ in SP lake here.

For new resident going to move in here, if commercial area have few convenient stall & restaurants will be nice also. no need going out to Tesco or selayang.
