Pls share the LAD claim letter template if anyone has it

Purchasers shall claim their right and propose to form group LAD claim.

If we can wait for >4 years for VP, I guess most affected purchasers are patient enuf to wait a bit longer for hearing geh.

Anyone know if whatsapp chat group has been created for Aurora Sovo owner?

Propose to form unit owner chat group to discuss Aurora Sovo's related issues.

Need a Super Admin to manage the chat group - as the authentication of unit owner need to be verified, if possible.

Finally, today received letter of VP which is dated on 31 Oct.
But handover of keys from Monday-Friday only....upon settlement of outstanding balance from banks & etc.

I tried to called on Monday/Tues to make arrangement for VP.

However HH is trying to pusing here and and there, they mentioned system down la, need clearance to be done 1st la, inspection PIC @ site not free la, PIC is in meeting la, appointment full la, earliest slot is next month....WTF!!!

Today I walked to their sale office & whack them....But, I still cannot perform VP whereby the clearance is not ready and ask me to wait! Funny part is, the lady said HH shall not responsible for my safety if I walk into the unit for inspection if anything happen, as the site still not safe to enter?????? WTF, is this called ready to VP???

HH has the pressure to send out the VP asap, but i dont think they are ready for VP as the preparation is really bad!

I will write in formal complaint, see what they taichi then.

Any of purchaser here got their key already? Pls share your experience.

I've wrote in complaint on Wednesday via email, wait till now still no reply from HH even though this morning I had made a call to remind them to reply my concerns, she said will reply by this evening, but ended empty promise again.

1. VP not ready with preparation - clearance statement/letter status unknown & I want to know how & when can proceed with so called VP?
2. LAD claim process.

Monday I will go to HH to whack them again, anyone want to follow

It dont make sense if the key has been handover to the purchaser and developer ask to return back to them and wait for CCC.

The PIC says even though I got the key, I can't do anything in the unit until the CCC stage.

My conversation with the HH this morning, they mentioned most purchasers choose not to collect their keys.
I dont understand, even though the purchasers left the keys to HH, HH wont do anything extra on the units, right?
I am not sure if those purchasers not taking their keys are having similar issues like me?

SPA stated can VP before CCC.

I am OK to VP without CCC, since it has been stated in the SPA and most commercial properties or non schedule-H has this issue.

However, since HH has issued VP letter to inform purchaser for VP, then how come no VP preparation ar....ask for clearance letter bla bla bla...ask how the maintenance charges going to trigger....bla bla bla....ask CCC status...bla bla bla.

One of the purchaser just contacted me, whereby he still not received VP letter from HH! How can HH implement double standard on issuing the VP?

I will challenge HH to take back their VP letter or they should handover the keys to me immediately, let's see...

Pls assist to broadcast to SOVO purchasers if you know any.

My experience with HH for recent VP process:

1) VP letter is NOT sent by AR registered mail ---> I received VP letter by AR registered mail.

2) HH issued VP letter informing key collection BUT the funny thing is buyers are not encouraged to take key till CCC issuance ---> I've the same experience whereby HH not encourage purchasers to collect keys.


3) No statement of account was generated or attached together with VP letter BUT HH staff says she can generate the clearance letter to buyers since no outstanding ---> I was told the same by the HH staff. However, I chase them to produce the clearance letter, now HH says i still hutang them some late charges pulak.

4) CCC is targeted in Jan19 if buyers believe lah -->Standard answer la....

5) LAD claim letter can submit to HH BUT.....Again...HH staff HH says mgmt wants to meet all buyers --> dont need to waste time to meet their tauke, just write in formal letter to demand for LAD.

To add-on

6) HH informed me that the earliest slot to perform VP is 1st week of December! WTH they send out the VP letter so early since they are not ready for VP!

7) Part of VP process, need to pay 3 months maintenance fees/sinking fund + 6 months deposit on maintenance fees/sinking fund + insurance + quit rent +.....end up > RM4k++.

I got another version reply from HH whereby those that still not getting VP because their SPA clause is different - whereby VP is upon CCC as requested by the purchasers or their financiers - WTF HH has no standardize SPA clauses?

Same as mine, scheduled inspection on 1st week of Dec.
I challenge HH why schedule inspection so late but the VP letter issued on 31st Oct? It's very obvious HH is trying to reduce the LAD damage and yet their VP process is not in place.

I asked for the breakdown of the late charges since last week, till now no reply from HH. They are taking their own sweet time as long as VP letter sent out, they dont really care if the purchasers want to collect the keys/perform handover or not.

Defect rectification can be started after CCC? That's mean further delaying to move in, HH may just blame on long Q for defects rectification, so purchaser slow slow wait la....

Aside from using SPA to identify genuine owner, maybe can consider to use latest letter from developer to purchaser as proof of unit owner?

Finally, today received breakdown of late charges and clearance from HH after many rounds of chasing

The monthly maintenance(service) fees is ~ 50cent per sqft based on my unit size of ~ 745sqft.....so expensive

Scheduled key collection next week.

Will update more surprises from HH....

Received confirmation from HH on key collection date - next friday morning! It's like they are handling > thousands units which need to take so long for the VP preparations.

I think less than 200 units for the VP, because some purchasers still not getting their VP as yet....how can HH implement double standard on VP
