Hi Galaxy Angel,
Sorry to intercept your thread but i need your advise on the maincon Imam. Currently Imam is doing my house renovation. During quotation stage, he said will include ("bao") all wiring, wet works, backyard extension & plaster ceiling, plumbing. But now when he's about to complete the wiring job, all of a sudden he told my husband that "bao" doesn't mean he will include power gang, power socket and 20A faceplate, etc.. So we have no choice but to buy, if not Imam will charge me. Not only that, Imam also charged an additional RM3K for plaster ceiling, saying that he "miscalcuated" the extension area for my 2 bedroom. Seems like a lot of hidden cost, did Imam charge you the same? Please share your experience, thank you. QUOTE(Galaxy Angel @ Jan 29 2016, 04:30 PM) |

Correct me if I am wrong, base on the calculation from my laminated flooring, the combined room size for the 2 bedrooms is 370sqft. Its only a flatboard plaster ceiling + cornice for downlight installation. No light drought, nothing fanciful. Last minute Imam (the main contractor) told me his "bao" don't include this extended area...
Is this the standard practice? QUOTE(sonerin @ Feb 13 2016, 02:23 PM) |

This kind of out of standard and the price plaster ceiling is like 3-4 times more than normalIs this the standard practice? |

That is true. Sometimes looking for contractor is like that, unless you really know the person personally or this might happen

QUOTE(lhj_131 @ Feb 13 2016, 01:58 PM) Hi Galaxy Angel, Just saw your msg, that time when imam doing my house renovation, the price for wiring didn't include the socket, I have to buy socket plug, switch. I am OK as already align before start. Sorry to intercept your thread but i need your advise on the maincon Imam. Currently Imam is doing my house renovation. I will write down and communicate with him again before they start, What is included and what not included. Extension area that you means is it extended with slab or roof which is similar as my kitchen? That time when I extended my kitchen, with slab, that price included plaster ceiling (flat type No cornice). As my kitchen only 5 feet, 18 feet x 5 feet means only 90 square feet. That time when you survey for contractor, is the price imam quote you cheaper then others? Or nearly the same?reason I asking as From there we will know roughly where to price go. Try to gather some data/info first before negotiate with him. If you ask me, In my opinion, that is his fault as he miss out in his calculation. That time you give him to do as you agree with this price. Try to negotiate with him if can get win win? |

Thanks for your reply. During quotation stage, he is the cheapest. The next nearest to Imam's price is about 5k more. If things add up, his total renovation cost is almost the same.
Mine is an intermediate double storey house 20 by 70, extended backyard by 7 feet. My kitchen plaster ceiling is only flat board. While the 2 bedrooms is also flat board with cornice. Anyway, I will leave it to my husband to negotiate with Imam. Appreciate your advise. You are most welcome, hope from here you can get some clue how to nego with him, from what I knew from you, means your extended area is 140 square feet. Next what you can do is to survey market price per square feet for flat and cornice. Can try to talk with him to make it win-win, example 3000 make it 1500? Just my point of view. |
